Hi where do I look for search timescales for each area?
thanks0 -
Well after weeks of silence, we have received lots of messages today, and one of them being asking for us to transfer our deposit. Does anyone know if this means we are close ?0

Congratulations to everyone who has completed this week!
I got really excited late this afternoon because our solicitor said we need to arrange a completion date. I replied saying ideally as soon as possible (shouldn't be a problem as it's an empty house) and got an instant, automated reply saying he's now on leave for the next 10 daysI'm hoping that if I call on Monday someone else might be able to request the funds from the lender in his absence? Otherwise it'll be a frustrating wait until he's back.

it feels so odd today packing etc ready for Thursday. There’s still a part of me that feels it won’t happen!!Also after months of dealing with something every day, radio silence is weird!!
Congratulations to everyone else who’s had great news and progress today.
Had quite a few searches back this week, which were fine, and some enquiries still waiting for the solicitors to reply and report back but the EA updated that they have been responded to by the vendors so fingers crossed. Waiting for the final few searches and enquiries and hopefully can move on to next stage!
Hope the rest of us are keeping everything crossed for some more positive news and movement soon.Have a stress-free weekend as much as you can!2 -

For ages we were being told by estate agents that it was us holding up a chain of 5 (we are number 4 in the chain) while waiting for our self employed mortgage to come through. Well that came through over a month ago, and since then there’s been a stream of enquiries that haven’t been solved below us in the chain. Then 3 weeks ago we got told we were ready to exchange and every single day there was an excuse lower in the chain as to why we couldn’t exchange that day. 2 weeks ago we got told we would exchange and they gave us a completion date of 9th August which we all agreed to.
It got to the start of this week, we still hadn’t exchanged and I questioned this with the estate agents who chased down the chain and they said everyone was definitely still completing for the 9th and they had all booked in removals for the 9th so foolishly we booked our removals for the 9th, fast forward to yesterday and we got told that the 9th was out of the question (so we’ve now had to pay £400 cancellation fee to our removals!!) but we’re told that we would definitely exchange today to complete next Friday. Today I chased our solicitor and she has heard nothing from the chain below so called our buyers solicitor to chase and he has not responded. It’s becoming an actual joke, our original completion date was 23rd July. I need to now what to do as I don’t see this concluding. We are so stressed out, neither of us are sleeping. We can’t make plans for the summer holidays with the children, we’ve had to put our life’s on hold basically because every week we get told something different. At what point do we say enough is enough and we shall take house off market and sell elsewhere? Or say look you are messing us around so much, if we haven’t completed by next Friday then we would like to wait until after the summer holidays so we can actually not have our life’s on hold and have fun with the children without feeling so stressed! If you can’t get a definitive answer from your solicitor, due to the other solicitors not responding, and the EA’s version is not proving accurate, then I would say it’s time to explore different options. I got to this stage but thankfully the EA rang all the EA and solicitors and finally got the the bottom of it. Whether ultimatums were issued from our buyers I don’t know but things then did start moving.
As others have said, doing this may focus the rest of the chain and make them wake up, although it sounds like it’s not clear what the hold-up is, if I understand correctly.
Your mental health and the family are most important so you have to do what can preserve your sanity. I wish you the best of luck and hope for good news by next Friday!0 -
