    Yes, the draft contract is different from the contract you sign prior to exchange. The draft contract kicks things off, so that Sol can review & raise initial enquiries.The contract comes in further in process, but can be signed in advance of all enquiries being settled (if your Sol works this way). Your buyer's Sol sounds horrible, but I'm sure your EA has a thick skin for dealing with grumpy Sols! You shouldn't worry about letting them do the job (pushing things over the line) you're paying them for.

  • Thanks for all your replies. I have checked with the LA and they confirmed they had received them and the person I spoke to said he bit was done on July 5th but she couldn't tell me the status of the other parts. She also said she could see the 28th listed. Never mind :(
  • @cheeky-peach Yes, as others say it can be a good idea to check with LA. Hold up might not be their fault. Some solicitors use a third party to collect searches, which can slow down the process. It can mean searches weren't requested when you thought & that there's another layer of processing when they do come in. Other thing to remember is that the due date given is only an estimate, so LA can't really be held to it. Ours did come back on time (first purchase that fell  through), but I had to prod Sol to check. Sure enough they were there when she looked. Good luck!
    When I call the Sol, she does say about checking the portal and it sounds like they use a third party to get the search results. They too are apparently "chasing". It is beyond frustrating!! Thank you for your reply x
  • @cheeky-peach Yes, it really is! We need a whole new language to describe the frustration involved in this process. On the positive side for you, at least the searches are happening and you're not just in the queue 🌼

    for us it’s anxious waiting for a date to be agreed!! I mean everyone has agreed with discussions but the bottom solicitor hasn’t discussed it with our buyer 😂 EA is chasing!!

    Arghh!! Last week heard from our sols assistant that all enquiries were back and she was compiling all enquiries and the results of these enquiries to report back to us by the end of this week...... Got all excited..... Then heard today that she has spoken to the sols and that we are still waiting from the management pack from Clarion (ex LA property). So frustrating......😡 Was hoping we would be in at the start of September for new school term.

    Not going to happen for us unfortunately as we still have to give a month's notice on the place we are renting 🙄 ideally now we want to give notice end of August (27th as that is when our rent date) so we can be in at the very beginning of October for mortgage purposes!!

    Same here - We'll need to give a month's notice so most likely looking at an Oct completion now to avoid overlap. Ah well, we'll all get there!

    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
