The NEW waiting to exchange thread...

  • Hi all!

Nervously joining the thread again... sale and purchase in March collapsed. Now back at it again... four weeks in. The house we're buying was supposed to be chain free, but we visited yesterday and the seller mentioned that he's getting a lot of pressure from higher up the chain to complete this month.

Our solicitors got the draft pack from his on Monday, and we've bought the searches from a previous buyer. Our survey was done yesterday. We've had our mortgage offer for a while, it only took a few days. Our buyer has our pack, too, but no news on searches/survey/mortgage offer there...

It all feels so slow 🙈

    Good luck everyone!

Thanks for the advice everyone. I've now chased the draft contract pack. Let's see if I get a response!

Fingers crossed it all goes well today for u, can’t believe how fast your probate grant came through, ours was submitted 7 weeks ago but had confirmation they received it 5 weeks ago,so we now know it’s in the system just waiting 🤯 really hope it won’t be long as our mortgage offer runs out next month
Thank you! I know we were shocked how quickly probate was granted. We were told to expect it to take 10 weeks so had resigned ourselves to it being end of September before we completed but in the end it was less than 3 weeks from probate being submitted to granted. So relieved as we really wanted to be in by September as the children are having to move schools.

Good luck, I really hope probate comes through quickly for you before your mortgage offer expires!
Thank u, keep checking me emails every 2 mins, I’m doing my own head in lol
  • We've had no movement for at least 3 months because the property we're buying was still in the previous owners name due to three charges (and our notice given in our rented accommodation to add insult to injury) but on Monday we finally received the news that the change had gone through with Land Registry!

LISA funds have been requested and hopefully we will have a date to exchange soon!!!
  • Our searches were due back a week ago now and still nothing. The waiting is just horrible! Our sol won't issue any enquires or anything until searches are back. It does feel like we're just waiting for nothing tbh. Please give me some hope that they will come back soon! Sols have chased to be fair but they too aren't any wiser.

    That’s great news!!

Can I ask was there a problem getting the charges removed? And how did the sellers solicitor go about getting it done?
  • Morning! A date of 12th has been proposed for exchange and completion for all in chain!! 🤞🏻
