    Usually takes a couple of weeks for draft contracts so very odd. Maybe try chasing through the vendors EA as keeping the sale progressing is part of their role too x

    My enquiries came back today, 1 issue outstanding (from 21 initial enquiries!) relating to planning permission installing a set of French doors. Hopefully my seller will get back quickly but feel this is going to be a sticky point.

    Sounds like the legal work on my end is nearly done and hopefully things might move forward this month if these French doors can be setteld ASAP
    12/03/21 - House put up for sale
    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete

    Yep although they may choose to break the chain i.e our vendor won’t be exchanging on their onward purchase at the same time as the rest of the chain as they have only just found somewhere. They have confirmed this in writing via both their solicitor and EA so hoping they stick to it! 😬 x

    We're the same as you. Our chain formed 2 weeks ago and we've still not had any contract. We're FTB and our offer accepted on 2nd July! I was hoping we'd be moving along now. Our survey is due back this week!
  • Dates have been batted around today - I’ve to drop my marriage certificate off to resolve an enquiry tomorrow and hopefully we’ll have our sale contract through to sign tomorrow!! Then it’s all action stations!! 🤞🏻🤞🏻🤞🏻

    Just thought I will jump on board this thread. It’s great to see people making progress!

    We sold our house in February and reserved a new build. Here we are today and we still have not exchanged with the developer. Over recent weeks the developer have issued some deadlines but somehow we are still clinging onto the plot!

    Our chain has collapsed twice (buyers buyers). From what we believe everyone is ready to go except the bottom of the chain. Smallish chain of 4 properties. They have had their local authority searches back but there are a few enquiries resulting from these. 

    Does anyone have any idea how close we are to being able to exchange?

    Beginning to think the developer will pull out on us and that will be so frustrating with money being thrown away for no result!

  • @greensalad @jjxzhang Basically, you want the draft contract pack asap, because solicitors can't really act until they have it. We've been pushing for ours since we made our offer in early June and only got hold of it last week. Sure enough there's an issue arising that we could have been dealing with earlier. Anyway, some solicitors do wait for searches and surveys to deal with/send out contract packs, so that might be your sellers' solicitor's approach. Anyway, I would be chasing that missing contract pack if I were you. NB the draft contract pack (first pack you get from sellers' Sol with fixtures/fittings, property info, etc.) is not the same as the contract you'll be signing in preparation for exchange (though contract will include elements from that first contract pack). Hope that makes sense!
  • Turns out the delay with our exchange is just due to slow movement by the conveyancing farm our sellers are using.

    The amount of building work that has started up during the day and our new neighbours' love of midweek BBQs mean that moving day cannot come soon enough...
