    Urgh, our searches were due back last Wednesday... then when I queried solicitors, they said the date had changed to be Friday... and this morning, I was told it's now tomorrow so another week has passed essentially, with little movement.
  • And the anxiety is back... Agreed completion dates up and down the chain (just 3 of us). We're ready, out buyer is ready but radio silence from our vendors on if they are ready to exchange...

    Hoping it's just because they are using a conveyancing farm company rather than anything else. They've been on the market for over a year and all the messaging has been that they are keen to get going...

    Have decided to chase via the EA.

    This is what I get for agreeing a completion date of Friday 13th...
  • so todays update from vendors Estate agent is that, Land registry have given a date of 18th October for change of title deeds to be done!! My mortgage offer will run out before that - real panic setting in now.
    I've not heard from my solicitor and they haven't returned my email from last Friday morning - apparently they are meant to be asking me to write a letter to expedite things at the Land registry (according to estate agent) - every day that ticks along moves the dream further away

    Sounds exactly like our situation. We are bottom of the chain and the two above us agree that we should exchange now for completion on either the 13th or the 11th but radio silence from the top who are meant to be vacating.

    we have a short period of time to get out of our property and our stress levels are going through the roof!!

    Our solicitor finally reviewed the enquiry responses and has raised further enquiries around
    • landlord notice on the lease
    • responsibility for a retaining wall
    • clarity on boundaries
    but then 15 minutes later  sent us a letter/pdf stating her enquiries were complete, a title report and a draft contract for signature? 

    That doesn't seem to make sense to me, but maybe I just don't understand the process?

    To be honest she hasn't instilled much confidence so far so I do doubt her competence sometimes

    First long list of enquiries today. I just hope there aren't too many more - I find them so stressful. We need to exchange asap as well.

    I agree!! I had one I didn’t know even what it meant - I considered myself to be intelligent but it blew my mind. 

    A covenant of not making alternations to the exterior of the property basically! Which we haven’t!!

    but it took my mother in law to tell us because I couldn’t get hold of anyone at the solicitors!

    What question did the lender raise if you already had the mortgage offer? I dread this exact scenario!!
    They wanted to check if my partner would be contributing to the mortgage payments or not.
    The mortgage and deeds will be solely in my name. 
    I said no, there will be no contribution - and according to my solicitor it shouldn't cause any delay. 
    A deed of consent and charge has already been signed.

    But I won't be able to relax until we get the keys in our hands!
