    So sorry to hear that. Happened to us at 7 months and then again 3 weeks in (that second time was just irritating). Good luck with the hunt. No doubt we'll still be here when you come back with your new purchase.

    Thanks for checking in @Cookie211 No update on the probate, but not for lack of trying. Our (sale) agent did manage to find out it's a private sale, which makes it tricky to get info. He's going to contact them after his week's leave though. Not really his job, but agents further up the chain seem useless. He also unearthed more problems with our chain on Friday. Our sellers' solicitor turns out to be awful and it looks possible that searches might not have been requested (and it's only a 40 day wait 🙄). This weekend we've also discovered a problem in the contract pack, which makes the probate seem like a minor complication!

    Oh no I’m so sorry to hear the new problems 🤞u will have some good news soon, we are ready now but still waiting on probate, had an update that probate could still take 4/12 weeks though 😭😭 had another viewing and the garden is so over grown now the EA was so shocked and was going to ask the seller to get a gardener in as she don’t live in the uk, unfortunately she’s not happy to get a gardener in and I’m not allowed to try and sort the garden so god knows what it will actually look like when we do get the keys

    Another week to start. Hoping to get the enquiries this week as that is all there is to be done. Also very much hoping they will be resolvable enquiries. I need to exchange asap as the stress is taking its toll physically now and causing health concerns. 
    I think I will have to break the chain and go into storage for a few weeks which is very annoying because it is always me to please everybody else, but one of those things I suppose. I won't believe any of it is happening until I have at least exchanged, if not completed.

    Good luck, we are in the same situation as you.. we just waiting on enquiries back now, really want an exchange date soon

    Yes, I checked out HMRC and it states up to 8 weeks. As our agent says, the time taken can really be impacted by whoever submits the application though. He said private individuals (executors) often have a go to avoid solicitor's bills & they usually make mistakes, cos it's complex. Apparently our probate application is 'well on in the process', but nobody seems to know what that actually means.
    I can't believe your owner won't get in a gardener! That seems so irresponsible to me. We've just had 2 weekends of DIY keeping this house in order for our buyers. I hope you enjoy gardening!

    The wait gets even more frustrating… we have been waiting for a completion date for a few weeks now. Vendors sols haven’t responded! Over the weekend we found out that the gas needs checking as it hasn’t been done since they moved in. So no there’s going to be another delay, I don’t have a clue how long one of those could take!

    The wait really does suck - sorry to hear you've had another delay. But at least it's come up now and can be checked rather than you moving in and there being a massive problem. We've got a similar sort of delay, and frustrating as it is it's better than being blindsided by a massive repair when you're in. Fingers crossed they can get it checked quickly and you're good to go.

    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
