    I’m so indescribably happy, actually I don’t think it has sunk in properly yet. 
    Please please keep the faith all of you…Its a ridiculous process at times but you will get there.

     I'm excited that we might almost be there now, but I'm also having a bit of a wobble because I've discovered after reading through some documents related to enquiries that the probate valuation for the house we're buying was around 30k lower than our agreed purchase price. Does anyone know if it's uncommon for there to be such a big discrepancy? 
    @mooncake89 Property valuation is an imprecise science. Somebody will pay what it's worth to them. Over valuing for probate purposes could potentially result in an unnecessary tax bill.

    That's true, and I can see the purpose of valuing lower to try to save on inheritance tax. Comparing this particular house to the sold prices and asking prices of other similar houses in the area, I do think that what we offered was about 'right'. So I'm just going to forget about the probate valuation.

We arrived at the house at about 12. We wasn't moving in today as we are decorating it etc before we move in. Anyway i have literally just got home now been there all day painting and cleaning.  Cant wait to properly move in. 17 weeks since offer accepted.  Originally we wanted to be in before the kids broke up from school.  So we could of done it up whilst they was at school as we have 6 kids. We have bought a 6 bed house so you can only imagine we have our work cut out. We are hiring a decorator to wallpaper but trying to get cost down by us doing the painting.  Anyway good luck everyone.  It was definitely worth the wait.

    I am off work for the next 3 weeks and I am hoping for a breakthrough. Praying that by the time I return to work I will have exchanged or will at worst know the exchange date.
