Hi all, just jumping on this as I see we're all in same boat! Im currently on week 5, awaiting for enquiries raised by my solicitor regarding title deeds....she raised these 3 weeks ago so not sure what's going on! I'm getting worried. They have sent a transfer deed over to the vendors solicitor too though 🤞 currently living in an HORRENDOUS rented house which I'm really really struggling mentally to sleep here let alone live here. I'm desperate to just go. I understand things have gone quite quickly and smoothly so far. Need to be patient. As My lovely children say "itl be worth it when we get our new rooms" 🥰 good luck everyone x1

When I accepted an offer on my house/had an offer accepted on a new house in early April I hoped I'd be with you but not the case.Feels like prospects of completing during August are slipping further away each day, had hoped to get kids settled before school starts in Sept. Back to the drawing board

I gave verbal approval to exchange and complete this morning, now just waiting. I was told 2pm before...let's see. Trying to distract myself but have packed a shopping trolley with kettle, tea, powdered milk and cleaning stuff ready to get in a taxi...1

2 months into the process of buying, started to discuss exchange/completion dates that would suit the vendors last week.
This week, they pull out. No longer selling.
We're selling a flat, and given the current market in London, we'll plough ahead with that.
Now into the great unknown...0 -

@geostar37 I would just start packing. There's all sorts of things you don't use every day and can do without for a while. I've been living out of boxes and suitcases for 14 months now...just excited to actually unpack.0

Looks like I'm at a point to join this thread now. My wife and I are currently selling in East London and relocating to Stirling, Scotland - big move! The chain is thankfully quite short, our buyer is a FTB, our vendor has already moved out. We've been in the London house for 19 years, it's tripled in value in that time, so lots of equity and not much mortgage outstanding. We're upgrading significantly, however, so still a new mortgage required, but we're firmly under 60% LTV so getting a decent rate.Our timeline thus far.
- 07/07/21 - London house went on sale
- 12/07/21 - Accepted an offer on London house
- 19/07/21 - Had offer accepted on Stirling house
- 19/07/21 - TA6 & TA10 forms completed and sent to our English solicitor
- 20/07/21 - Formal offer in writing submitted via our Scottish solicitor
- 20/07/21 - Memorandum of Sales letter received for London house sale
- 22/07/21 - Our broker finalised the best mortgage product choice for Stirling house (HSBC 1.09% fixed for 5yrs)
- 27/07/21 - Decision in Principle received from the lender
- 27/07/21 - Confirmation our buyer has submitted an application to their broker. Awaiting survey booking.
Now we're in the waiting game. Waiting for HSBC to approve our new mortgage. Waiting for our buyer's survey, mortgage approval etc. Currently chasing up removal quotes, best broadband deals, insurance quotes etc for the new house, and we have a life assurance discussion planned with our broker.Fingers crossed for a late Sept / early Oct move in. Ideally sooner so our kids don't miss too much of the school term at their new school. However, vendors have expressed a preference for Oct 1st onwards so they can avoid an early repayment penalty on their mortgage...
