purplebutterfly said:Thanks for yesterday's good wishes @ss2020jd
Last night our seller informed us of a "slight hiccup" - their solicitor had the wrong bank details and they had to resend them across!
If we get in the house by teatime today, I will be overjoyed but surprisedI’m rushing through the rest of the thread to find out!0 -
@Deleted_User Hooray! 🥳😅
so delighted for you - congratulations! 🥂
you will sleep well tonight and be able to breathe again!0 -
purplebutterfly said:We completed at 12.30pm and our vendors are STILL in the house, moving things because they didn't book a removals service and are using a small van owned by a family member.
They said "we'll keep hold of a key so we can come round and pick up anything else tomorrow".
What do I even say? I don't want to p**s them off while they are still in my house! But What?!!Did their solicitor not explain what vacant possession is. They must have missed the part in the contract.
You are very patient but it must be so frustrating for you!1 -

I honestly feel so stressed out with all this! And the added fact my solicitor, I call her a solicitor she is a paralegal went on holiday without even trying to reassure us.You will have probably seen all my posts regarding my purchase and how at last minute I was told there is an old mortgage registered to the property. I believe and so does my paralegal that this is just a paperwork issue and the old lady didn’t discharge her mortgage after final payment. After talking with the executor and he explained about the indemnity policy that would cover us should anything crop up and the fact that the old security would disappear after April 2023 as it will reach the 40yr period I decided to contact our mortgage broker to ask him his advice. He said that old security does fall away after 40yrs and we would be fully covered by the indemnity policy. This policy covers full home report value and also covers when house prices rise. It will also cover any new owners etc. And he said Halifax would accept the insurance policy.I then called the lawyers office to be told the same. Obviously this wasn’t by the girl that is sorting our case but by someone who is helping with her cases while on holiday. She also said they are awaiting a response back from Halifax regarding the insurance policy.I feel I should find a 2nd opinion from another solicitor about all this. If I did decided to fo this that’s probably more money down and because of this delay it looks like we will need to shell out 5k balloon payment as our PCP is up on the 15th August and scared to trade in before mortgage goes through. So 25k down in the space of a couple of weeks and nothing to show for it!!!!! ( I know deposit is in solicitors client account) but still.Just wish it was over with now it’s so stressful I feel like my eye is constantly twitching! And can’t stop googling for advice but can’t find anything on my situation 😭

sorry about the long post0 -
Sort-of update from me. Last week buyer's solicitor said they wanted to complete on 30th (tomorrow) after being Brian the Snail at every possible turn, but this was too short notice for me to sort removals, get time off work blah blah blah so I pushed back and suggested 9th August. No-one bothered to let me know the buyer had agreed to this, but then it turns out their solicitor needed to send them (via post rather than email) some paperwork to sign. That was last Thursday. As of today their solicitor still hasn't received the signed paperwork so I've said we need to exchange either tomorrow or Monday at the latest and now completion will have to happen on 16th.Luckily my buyer is a company rather than an individual so they don't need to move in straight away, but is probably also the reason they are being so casual about everything. Meanwhile I'm running around like a maniac trying to sort a rental, sell appliances I won't be taking and hoping I can get that week off work.So pleased to see some of you have completed at last @ss2020jd and @purplebutterfly raising a virtual glass to you both.To those of you who like me are so done with this, hang in there, we've come this far!!3

Last updated that our buyer had fell through. Our purchase have given us until 9th August to get a new buyer before they remarket. We had 2 viewings and 1 offer. Just making sure they are going to pass the HA checks (shared ownership) then we can hopefully accept and crack on!0

I am supposed to exchange and complete tomorrow. Please keep fingers crossed for me. It's been almost six months since my offer was accepted. Cash buyer, chain free, vacant property, but it's not been a smooth ride. I've spent six months in horrible shared accommodation and it's been over a year since I've had my own space. If tomorrow doesn't happen I will cry.2

So completion supposedly set for Thurs but no exchange yet. Would I be unreasonable to say that if we don’t exchange tomorrow then I want a new completion date? I can’t stand the thought of spending all weekend packing up our home and then finding out next week the completion date is delayed and I’ve got to spend days/weeks with kids at home during the summer holidays with all their stuff in boxes!I am beyond !!!!!! off with the whole thing.0

I can’t see a post from MayMark this evening.. I really hope that this means they have exchanged at last?!0

Exchanging and completion with no chain ?
Can we exchange and complete in the same week ?
Ultra keen to get on with the rip out and redec now0
