    Still no exchange & no proper reason why not. Completion is tomorrow with everything in place

    I don't know what to do. Solicitors Receptionist just says we pack up as normal & exchange will happen but how can I trust that!!!??? Removals due at 9am.

    @cheeky-peach Having just discovered we have a probate wait in the mix, I definitely want to believe that searches will be the longest wait. I'm sure I'm kidding myself though. Our LA takes 40 working days and, knowing this, we instructed our solicitor to request them day after offer accepted. Who knows when our seller's searches are due back though. As for why you might be given different dates, there's a series of searches that have to be done...so it might be that they're waiting for all to come back before they report to you.

    Hi everyone thought i would finally join this! 
    Im buying a flat on which the offer had been accepted on the 8th of may.
    Its almost 3 months and we are still not talking about exchange. My solictor requested searches 3 weeks ago which have all come back apart from one. Solictor also raised enquires last week and i told me they are waiting for the lease management pack and the final search and replies to the enquiries.
    Does anyone know how long it takes to get the management pack? Also when would i be looking to exchange contracts? Last few
    months have been such a headache and it just doesn't seem to be coming to and end anytime soon.

    OMG what a stress!!! I can't even imagine how you are feeling! How can they confidently say that completion is happening tomorrow before exchange has been confirmed? Is that a thing or am I massively out of touch?

    We completed at 12.30pm and our vendors are STILL in the house, moving things because they didn't book a removals service and are using a small van owned by a family member.

    They said "we'll keep hold of a key so we can come round and pick up anything else tomorrow".

    What do I even say?  I don't want to p**s them off while they are still in my house!

    Oh my god, that sounds like a nightmare! If it was me, I would politely say no way in hell are you keeping the keys, but if they can't take everything today to leave it in one place and the can knock/ring the bell to collect at an agreed time. Feels like a fair compromise. Honestly, in what world do they think keeping the keys to someone else's house is okay!

    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion

    @purplebutterfly how can they call the shots if you’ve already completed meaning YOU own the house. Have you contacted your solicitor and made them aware of this?

    I have told them they'll have to leave things in the garage.  We have agreed to collect (ALL) the keys from them at 5pm so I suppose I will find out if there is anything still in the house when we get there.

    I think we've been quite reasonable allowing them the extra time.  Luckily our tenancy doesn't end for a couple of weeks so we still have a place to stay

    @purplebutterfly, I would call your solicitor now, as @mjane93 suggested to get some advice - you don't want to wait until 5 to find they're causing problems and your solicitor has gone home!
