@mjane93 It might be my fault because I was trying to be kind and told them there was no rush to leave today - by which I meant that they could have a couple of hours in the afternoon and didn't need to be out early morning.
I foolishly assumed that people in their 70's would understand that completion day was leaving day but it seems they thought they wouldn't need to actually leave until tomorrow!!!!Living with Lupus is like juggling with butterflies0 -
Wow what would they do if ((like many buyers) you needed to move in today? And were waiting outside with the removals people?

what we are being told is the only outstanding thing holding up exchange is a fax, which needs to be sent from our buyers lender to their solicitor and then exchange can begin. One measly fax!!!! Oh my lord! how long does it take to send a fax??!

No exchange here again today - but solicitor and estate agent say everyone still working towards 5th for completion so we have booked removals (hopefully!) and solicitor has requested mortgage funds.I will never understand why this is so stressful and last minute. It’s the most ridiculous process ever 🙄0

I've been lurking watching this thread since I decided to purchase my own house following my Divorce. Its been a challenging time for all of us and I'm quite laid back in thinking it will happen when it happens, however I'm now at the point where I don't know what I should be expecting next. My solicitor doesn't keep me well informed, and following guidance on here I hear the message they will tell me when there is something to do, so I don't need to keep contacting them but at the beginning of July I realised I hadn't heard back from any searches, whereas on 1st house attempt I heard back within a week, so I decided to email and discovered that they hadn't been submitted on the new property, so now they have and I think I am waiting on one.
So I sit and wait for someone to talk to me about exchange and completion dates and hope its not long now. Good luck to all those waiting to exchange
My timeline
In rented accommodation
20/10/20 DIP received
7/11/20 Viewed house and offer accepted – vendors have offer accepted on property
10/11/20 Solicitors instructed
11/11/20 Memorandum of sale sent
18/11/20 Valuation completed
19/11/20 searches back
11/20 Vendors pull out of their purchase due to structural survey
12/20 vendors offered on another property and accepted
01/21 vendors lose on another property
27/1/21 mortgage offer received
2/21 vendors offered on another house – accepted
2/21 enquiries raised
2/21 mortgage deeds witnessed and signed and returned
2/21 fixtures and fittings agreed
3/21 vendors house number 3 falls through as onward purchase want to remarket £50,000 higher
I agree to wait for them for them to find next house as nothing comes on the market that I can view and afford.
5/21 vendors now want to remarket higher, and I lose property as £15,000 over my budget
4/6/21 new DIP issued
5/6/21 view new property and make offer probate granted house
8/6/21 Offer accepted
8/6/21 instruct solicitor
5/7/21 mortgage offer received
8/7/21 mortgage deed signed and returned
13/7/21 contact solicitor as no searches have been mentioned
14/7/21 solicitor acknowledges these haven’t been done
19/7/21 environmental search back
19/7/21 title deeds fixtures and fittings list agreements sent
21/7/21 New mortgage deed sent (previous one an old one)
23/7/21 EA informs some changes must be made with title deeds before proceeding

No news here today. Buyers final search should be back tomorrow and we’ve been told his enquiries will be sent same day (but the solicitors are awful so we shall see!)
our solicitor is speedy and we need to complete in the next couple of weeks so 🤞🏻🤞🏻🤞🏻0
