We exchanged last Thursday for completion tomorrow. No chain, we're FTB moving from rented and our sellers are moving to a vacant retirement lodge.
They used an online EA and we've been round to the house multiple times to drink tea in the garden with them. They're lovely people but incredibly naive and don't seem to know what is going on.
Last night, at 9pm, I got a text from them saying they hope to have moved all their stuff by tomorrow night and should they drop the keys off when they've finished!
I explained that I had planned to come and get the keys as soon as possible after we receive the completion phone call - even though we're not moving furniture in for another few days.
At 11.30pm last night they posted on a local Facebook page asking if anyone with a van was free to do a house removalso they haven't even booked one!
I'm being fairly sanguine about it all because a few hours won't make a difference in the long run but my husband has visions of us helping them load beds into a van at 2am
Anyway, CONGRATULATIONS to everyone exchanging and completing this week and I am sending positive vibes out to everyone still stuck in conveyancing limbo.I hope all goes well for a smooth completion tomorrow without having to do any removals for your vendors!1 -

In terms of talking dates, why not? Worst case scenario your proposed dates don't work, but I think it's good to start aiming for a date to keep everything moving. But I would go to the EA for that, rather than your solicitor if you're struggling with responses from your solicitor.
Once we called to ask her if she had received anything from the vendor (after emailing to no responses) and she said no, called the EA and found out she'd had the draft contracts for over 3 weeks!
We're not hassly people, maybe 1 email a week but it is difficult sending documents into a blackhole and wondering whats happening.0 -
Day 8 of trying to exchange and as I’ve heard nothing I’m assuming it has not happened!!! It’s becoming such a stressful situation now not sure how much more I can cope with. Everyday we get the update in the evening to say tomorrow will be the day and it never is, this chain of 5 is an absolute nightmare! Everyday it’s a different reason!

Just got the call that we’ve exchanged! Completion won’t be until 6 September but still happy none the less.Now to unclench my jaw and pour a glass of wine.Best of luck and fingers crossed for everyone waiting to exchange 🤞🏽4

@mortgage_noob our sellers responses to enquires we’re with our solicitor for 4 weeks before they reviewed and reported to us. I chased 3 times and EA chased as well. So just keep on chasing!1

Nothing new here - our solicitor has confirmed that there is a ‘missing contract’ at the bottom of the chain. Our buyers have told us they have booked removals for the proposed completion date - at the same time as our solicitor has told us if we don’t exchange tomorrow then we can’t do that date. . .Nobody seems to know if the buyer or solicitor is at fault. All I know is if I was this incompetent I’d have been sacked a long time ago!0 -

Inching ever closer here. Going to the Solicitors office tomorrow to sign everything. They've got our deposit funds from our LISA so after that we are good to go. Finally a light at the end of the tunnel.2

Are you being asked to give authority to exchange to your solicitor every morning? I would try to call or email first thing to give this but also to find out exactly what is happening!Really hoping tomorrow is the day. 🤞0
