Hi all. I have been following all your stories since I offered on my house 12 weeks ago and I just quickly needed to vent!
We exchanged last Thursday for completion tomorrow. No chain, we're FTB moving from rented and our sellers are moving to a vacant retirement lodge.
They used an online EA and we've been round to the house multiple times to drink tea in the garden with them. They're lovely people but incredibly naive and don't seem to know what is going on.
Last night, at 9pm, I got a text from them saying they hope to have moved all their stuff by tomorrow night and should they drop the keys off when they've finished!
I explained that I had planned to come and get the keys as soon as possible after we receive the completion phone call - even though we're not moving furniture in for another few days.
At 11.30pm last night they posted on a local Facebook page asking if anyone with a van was free to do a house removalso they haven't even booked one!
I'm being fairly sanguine about it all because a few hours won't make a difference in the long run but my husband has visions of us helping them load beds into a van at 2am
Anyway, CONGRATULATIONS to everyone exchanging and completing this week and I am sending positive vibes out to everyone still stuck in conveyancing limbo.

Hi all, congratulations to everyone who’s exchanged and completed, good luck to everyone trying, I’m so frustrated still waiting on probate to be granted, emailing the EA every 2 weeks but thinking what’s the point as they can’t do anything, rung my solicitor yesterday as I noticed she had our new postcode wrong but luckily the searches were done in the right post code, feels like giving up to be honest, been trying since jan and we almost in aug now 😭😭 sorry I just needed to rant I think or I will cry 😢

@purplebutterfly, oh dear sounds like a nightmare! But like you say, as long as you get the keys!
@Cookie211 that sounds so frustrating, but you'll get there! We had a similar issue with the postcode being wrong on some documents, but it looks like all the information was for the correct house, just got typed up wrong somewhere along the line (still waiting on confirmation of that from our solicitors, though). Doesn't exactly fill you with confidence, though. Fingers crossed it'll all start coming together for you soon!10th June - DIP submitted
11th June - DIP referred to underwriter
12th June - Viewed house, offer made and accepted
14th June - DIP accepted and full application submitted
16th June - Valuation booked for 18th
18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
22nd June - Hard search (Transunion)
24th June - Second hard search (Equifax)
1st July - Extra documents requested and uploaded by Broker
9th July - Proof of Deposit requested and uploaded by Broker
12 July - Searches applied for
19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
19th July - Survey carried out
20th July - Offer issued - checked and confirmed by Broker
21st July - Contract checks complete
22nd July - Additional enquiries sent
23rd July - Survey report returned
27th July - Documents reviewed and okayed with solicitor
4th August - Searches back
31st August - Final enquiries back
8th September - Contracts signed
15th September - Deposit money transferred
28th September - Exchange

It sounds like you might be in for a long wait for your vendors to find somewhere suitable. I think in your situation, I would just park that purchase and instruct your solicitor to do no more work until your vendor has found somewhere. In the meantime, keep looking - properties are coming onto the market in most areas all the time. Hopefully you'll find one which is less stressfulWill definitely keep an eye out for other properties but it’s slightly awkward because the EA we are currently dealing with on this purchase is one of the best in the area and therefore tends to list the properties we are interested in. I’m not sure how we’d go about arranging a viewing with them when we have had an offer accepted on one of their properties?My partner has suggested telling the EA that we are prepared to wait 3 months for the vendor to find somewhere otherwise we will pull out but I think there is zero point in issuing an ultimatum. We are not in a position of strength. The market is insane here, our vendor had 15 viewings on day 1 (we got the final slot of the day after a cancellation) and went to a best and final with 6 other offers after a few days. Ours was not the highest but we emphasised we were proceedable and the EA said they had found their onward purchase so it all seemed straightforward. Sadly not!0 -

Just got a call from our solicitor asking for authority to exchange!!!We’re using the same solicitor as our vendor so really hoping it goes through today.If so I may have to break my diet and have a glass of wine tonight 🤣3
