  • Just had an email this morning saying the vendors solicitors have responded to enquiries (felt really pleased and started to get excited)…..until I read the next sentence….so we have now raised the following queries back to them (insert long list of enquiries here!) oh well, back to waiting and hoping the end will soon be in sight 😢

I did take the opportunity to email the solicitor back and ask when they thought we might exchange - told them I was hoping for late August or early September so that we have 1 to 2 weeks between exchange and completion. Let’s see if they respond with any indication 🤔

Had confirmation this morning that the sellers are ready to go, and apparently expecting exchange today.
However my solicitor hasn't requested my deposit/buildings insurance yet... so more likely to be tomorrow now.
Still on track for completion on Friday as far as I know.

Argh that’s always the way @WorriedKirkels but it does sound like things are definitely getting closer!
I hope you get an idea of a date for exchange soon.
  • Does everyone in the chain have to exchange on the same date?

The saga continues... my solicitor has requested deposit, and lender has confirmed they will release funds on Friday - however they haven't confirmed if they are happy with the occupier or not.

Surely they wouldn't confirm to release the funds if they weren't happy with the occupier?!
Solicitor needs this confirmation in writing before he can exchange.

Does anyone know, am I able to contact my lender direct to chase or must this go through solicitor... anyone experienced this before? Solicitor saying it shouldn't be an issue..

I would try and contact the lender myself... what's the worst they can say? No? Then you're where you are now anyway! Good luck!

How long should the first draft contract take to to receive from the seller's solicitors? We had our offer accepted at the end of June and have been waiting for the contract since. On our side we've gotten our mortgage offer, had a survey completed, and our searches are done, so it's just the contract we're waiting on now.

Can't edit yet but thought I should add: We're FTB, property is chain free and currently vacant as well so not waiting on the seller finding an onward purchase (from what I was told).
