    First long list of enquiries today. I just hope there aren't too many more - I find them so stressful. We need to exchange asap as well.
    I agree!! I had one I didn’t know even what it meant - I considered myself to be intelligent but it blew my mind. 

    A covenant of not making alternations to the exterior of the property basically! Which we haven’t!!

    but it took my mother in law to tell us because I couldn’t get hold of anyone at the solicitors! 
    They were asking about radon (1-3% chance) which had me concerned. The property is fine but I have already had to spend so much unexpected money to keep sellers and buyers happy that I have nothing, nothing left at all, to put aside as a bond etc.
    But hey, as long as everyone else is happy and has money, who cares about me.
  • It’s a funny one isn’t it. It’s probably the most selfish part when it comes to enquiries and resolutions! 

    I hope you get sorted!! I’ve answered our enquiries so hoping that’s it!!

    the solicitors are batting around 10th for completion but that seems undoable - I’m thinking the week after tbh!!

    @birdmadgirl8 - thanks and hoping so! Good luck with yours too &🤞probate on your purchase gets sorted soon. I will keep on at the EAs and solicitors with the intention of them wanting to complete, just so they can be rid of my incessant pestering 😂
    Ha! I'm doing exactly the same. Have just finished my set of chasing emails for the day. They will sooooo want rid of me by the end of this - and I'm fantasising about the day I don't need to chase a solicitor or agent. It's like a second job!
    My husband suggested it could be a new career for me…..that just made me angry that he’s not as stressed about it as me. I will be much happier too when I’m not checking my emails every 2 minutes 😬 and enjoying my new home 🏠 (which is a dive but it’s what it can become!)

    @rose_T I really hope there is some movement soon too. It seems strange the vendor’s solicitor won’t do this. I hope the seller can get everything going again.

    I found the enquiries stressful too as a seller, and now even as a buyer - my heart always sinks as my solicitor says I’ve just raised some further enquiries on x,y,z. I know they have to be done but it always causes me concern that the vendors are getting irritated! But I suppose better that than something that could be a major issue in the future…

    Must admit one of the main reasons (apart from decency) we stuck with our buyer through our second purchase attempt and change in market (we could have got more money) is that I couldn't face dealing with those endless questions again. We had nearly 50 from ours (FTB) and our agent did a great job of putting an end to it, as they were getting ridiculous. So, even though not a great experience, at least they are happy now—and another set of buyers could ask even more! I'm very mindful of limiting questions for our vendors. There are a few we have to ask for legal reasons and to safeguard purchase, but that's all we'll be sending their way. I think sellers will only be irritated if questions keep coming at different points in process, you repeat same questions (after clear answers given), or raise a series of minor issues.

    True, I often just fear them making a fuss about something which doesn't need a fuss made about it. Every home in this area gets a radon "alert" on property searches, it isn't anything to kick off about. Also, I know some sellers would do bodge jobs and leave the place a mess etc. but not me. Sure, something's i don't have paperwork for but that doesn't mean it has been done haphazardly. I actually take pride in my home and get the best people in for the job that I can...
    Even the standard question 'will you leave the property in a good state of repair' is almost insulting......well yes, why wouldn't I?

    As a FTB, we're trying to only raise questions when they're important - but equally it's a pretty scary thing committing so much money to something while having to take someone's word that the job's been done right. We're very lucky that our sellers have been very transparent about condition and repairs AND have kept most of the paperwork!

    I do agree on the solicitors questions sometimes, though! Guess they have to completely cover themselves - don't want you coming back saying they were negligent.
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion

    Yeah they Defiantly do want to cover them own backs. I’ve now had to be very passive aggressive about it what I do and don’t want doing etc. That’s the only way things get done unfortunately!

    Yes, same here, and to echo what you’ve all said about enquiries. 
    My solicitor can be a little over-zealous cautious for that reason. Sometimes I don’t even know what they’ve enquired but a couple of things they’ve checked with me first which I haven’t wanted to pursue. 
    The last time I spoke to the agent I pre-emptively said that if there were any issues with the solicitors please just let the vendors get in touch in case we need to diffuse anything. But hopefully it won’t come to that!
