    So it's two days before the deadline my GF has given to her buyer to exchange.  The buyer insists they still want to proceed but their solicitor continues to refuse to engage at all. These are FTB's and also with not great English so they just accept everything their solicitor tells them and won't push.  

    We should have pulled the plug months ago - big mistake.  House will go back on sale Monday with a different agent. Fortunately we have my sale and a back up mortgage so we will still be able to complete on our new build next month.  However, this is 5 months wasted - in hindsight accepting the offer from the first viewer in an area with good demand for houses turned out really badly.
  • Hahah... So we are ready to exchange, everyone has agreed a completion date... But apparently our vendor's solicitor hasn't verified their id... Surely that's the first step...! Really hope it's straightforward to sort.

    Can I ask was there a problem getting the charges removed? And how did the sellers solicitor go about getting it done? 
    So relieved!

    There did seem to be a problem - my understanding is that two of the charges had been settled but it was the third charge that needed to be resolved before land registry would put the property into our sellers name. We know there's a big backlog with Land Registry but our vendors solicitor was being quite aggressive and trying to force us to complete with these charges still there. I'm not 100% how they resolved it, but if I find out I'll let you know!

    Made an offer on a place today at asking for a beautiful house around the corner from our old one. EA says that provided no-one else bids today, he'll take it off the market tomorrow. There were two other viewers this morning. Nerves are jangling... fingers crossed!

    Hi all! 

    Nervously joining the thread again... sale and purchase in March collapsed. Now back at it again... four weeks in. The house we're buying was supposed to be chain free, but we visited yesterday and the seller mentioned that he's getting a lot of pressure from higher up the chain to complete this month. 

    Our solicitors got the draft pack from his on Monday, and we've bought the searches from a previous buyer. Our survey was done yesterday. We've had our mortgage offer for a while, it only took a few days. Our buyer has our pack, too, but no news on searches/survey/mortgage offer there... 

    It all feels so slow 🙈

    Feel like I’m at breaking point… I’ve done anything and everything I can to get a date because everyone is ready but the vendors solicitors won’t reply at all. I then put forward Friday because we never heard a date from them so we wanted it to be ASAP. Still haven’t heard back and we can’t secure the mortgage funds until confirmation. 
    I’ve tried to contact them via their EA but they won’t help either and, my solicitors are fed up of me calling and won’t talk to me anymore. 
    When will this nightmare be over 😣😔

    So an update here: the "additional house at the top of the chain" always existed just my agent didn't know about it. So maybe this means we are back on track? Who knows about that... My solicitor is also chasing our vendors solicitor for answers to enquiries that were sent 3 weeks ago so hopefully they come back soon. Feeling a little more positive though!

    Thanks for the advice everyone. I've now chased the draft contract pack. Let's see if I get a response!
    I hope it goes well for you! We've just been told that the seller's solicitors have confirmed they now have the appropriate documents from the sellers themselves (even though apparently the sellers had done everything they needed to two weeks ago) and our solicitors should receive the draft in the next couple of days (I've been told that before!).

    Credit where credit's due though as I've been bugging the estate agent, asking him to speak to the seller and their solicitor to get things moving and he's been making enquiries, now things seem to be moving.

    Starting to feel really nervous reading all about everyone's situations.

    We accepted an offer on our bungalow in mid-may. Our buyer had sold stc to first time buyers who wanted to complete by end June to beat the stamp duty holiday, and she indicated that she was planning to let the sale go through and temporarily move in to her daughter's because we were still looking. She is a cash buyer. Turns out that her buyers weren't ready at end June, so they missed the deadline. Meanwhile she changed her mind about moving to her daughter's and is now waiting for us. We found our place at the end of May, we had our mortgage offer within 2 weeks, but have had all sorts of frustration dealing with Purple Bricks and PPL conveyancing, who our vendors are using. Both companies are clearly cheap for a reason! 

    We are now at the point where our buyers and her buyers are pushing for exchange dates. Our purchase is almost still on the starting blocks as PPL sat on their instruction for 5 weeks, didn't make any contact with my solicitor until mid-July (so at least searches are due back this week) and it seems as though the sellers had completed most of the paperwork barring a couple of details, but nothing has yet arrived at my solicitors to allow the legal enquires to get started. Looks like our vendor sent a pile of paperwork to PPL on Monday, so unlikely to get any further forward this week! Didn't help that PB told me everything had been sent to my solicitors 3 weeks ago, when it hadn't - so they lied and are now denying everything. They were also the instigators of setting an August completion date expectation for the whole chain, yet seem to have done everything possible to create delays and confusion. 

    the vendor of the house we are buying has consistently said that although he is buying, he is moving temporarily into a rental so that the sale can go through quickly. PB knew this, then refused to do anything to move things along because 'the chain wasn't complete' much to the vendor's and everyone else's frustration. Our vendor found a new property and had his offer accepted 3 weeks ago, and using a different solicitor, his purchase is now ahead of ours! He has only stayed with PPL because it is too expensive to sack them and use a different company - you apparently also have to pay them to not use their abysmal service! Who knew...

    Anyway, the waiting and not knowing is driving me crazy. At this rate I cant see us going anywhere this side of Christmas!

    Can I join the party; sold our house to FTB on 22/7, and offer accepted on a bungalow (no onward chain) on 29/7. Have had 2 frustrating days chasing the online estate agent for the bungalow to issue the Memo of Sale. Thay had all the docs they required, but I suspect that my disabled wife using her Blue badge as ID confused the agent dealing with it. She gave conflicting info about what she needed and clearly didn't know about BB's. Finally got the Memo this afternoon and our buyers had their mortgage valuer doing his visit this afternoon. We are downsizing so no mortgage complications for us. Hopefully all will now run smoothly
