Good luck @DeletedUser - hopefully your mortgage will come through soon and hopefully searches will be back soon too. I know our local search turn around is 6 working days so they might be back quite quick for you too (ours took only a few working days)0

@greensalad - that must be so frustrating, really feel for you! At least you now have contact with your vendor should their be any more delays you need to contact them about. Similar to you we are in touch with our vendors but because they gave us their mobile number on a subsequent viewing and we’ve only contacted them once, which was at their request but good to know we can contact them if we need to. Hoping things speed up for you on the searches x0

The searches were ordered over a week ago apparently we will get an update tomorrow
we have received the draft contract to the solicitor and the buyers have theirs too
what are queries ? I sent every bit of paper work to the broker boiler service record
estate maintence payment record etc0 -
@DeletedUser - your solicitor will raise enquiries to your vendors solicitor about the property. Enquiries usually come from questions you may have about the property and things identified in the search reports. These have to be satisfied before the process can proceed to exchange as they are used to evidence to the lender that the property is a sound purchase. They can be anything from checking that the gas services were recently checked to evidence that building control requirements were met on any changes to the property. Even if someone wasn’t getting a mortgage it’s still wise to make enquiries to ensure the purchase is a sound investment. Hope that helps x1

house we are selling is still under builder warranty etc etc

Good luck to everyone this week. Buyer is signing final paperwork tomorrow for exchange Tuesday and then completion Thursday. We’ve spent the weekend packing and taking down the TVs. Tomorrow is a tip run number 3!! and 🤞🏻🤞🏻🤞🏻 We can actually move this week!2

Now I've discovered that we likely won't even get searches back for 2 months, moving in October seems doubtful. I am thinking probably early November.
On the plus side, I'm trying to keep in mind that we'll have saved even more money by the time we move to do all the jobs needed around the house ASAP.
Considering we've just found out we likely need new windows + complete garage roof rebuild + the driveway we wanted to build anyway... we might have enough to do the windows at least before we move in properly.0 -
