    If it was me I would not be happy as its not free to move removals. My removals are going to cost me £3500 and if someone told me a few days before my move that it needs to be delayed my answer would be 'no' not unless they would like to pay the costs incurred with the extra few days they want to stay in the house.
  • Wahhhh. Had an email from our solicitor asking us to confirm if the cooker is included? 

    I’m hopeful it’s because our buyer went in to sign this afternoon and it was something we’d mentioned to him after the form was filled.

    but me being anxious is thinking that there’s now w problem 😬😭
  • Spoken to our buyer, it’s because we agreed it last week so it wasn’t on the form and his mum mentioned it.

    His grandad has paid the deposit and the solicitors have told the EA it’s good for Thursday!! 3 more sleeps! 
  • The plumbers said the radiators were fine and changing them would be a waste of money, and the cistern was built to be accessed from the front. The electrician said the fuse board was fine but would quote anyway. 
    The thing that made me realise something was when the electrician said my buyer had said the surveyor said the EPC was poor because of the radiators. If the surveyor had asked me, I would have noted that the EPC was produced before all home improvements. I now think he couldn't find anything wrong with the house and was just finding nonsense.
    So, I have now said to press for exchange, and no more access before exchange either. I'm fed up of it all (but calmer)

    Sounds like it's all finally coming together! Sounds to me like they've been told a lot of things by a lot of people and haven't necessarily done the thinking for themselves! But it doesn't matter now, you just need to hang in there until Thursday!
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion
  • @Martian2035 We had a similar request (presented as demand) from our buyers to view for 4th time just before exchange. Things were very stressful (and our sellers were about to pull out as it turns out), so we said no. We did say they could view after exchange. They settled down and signed contract. Funnily enough they haven't asked to view again. So, I would say no if I were you. The timing is off and they should be focusing on contracts now. 
    Thanks birdmadgirl8... we did let the gas engineer in but with a strongly-worded email to the buyers about our expectations that it is informative only and that they must commit to our completion date, without any further requests, regardless of the outcome.

    Luckily the report from the engineer was positive, and our buyers have instructed their solicitor to agree to our proposed completion date.

    Only thing left now is for the bank to approve our indemnity insurance. When i called to chase yesterday, I was informed that it was being reviewed "right now" so hopefully my solicitor will have received a response yesterday or early this morning.

    Unless any unexpected problems arise from that, we should be exchanging this week and completing next!!!!

    Glad it went well and you are right to stand firm now with your buyers, you’ve bent over backwards to please them much more than other vendors would. Hopefully now their focus will be on getting to completion 🤞x

    complete on Friday but vendors happy for us to go in and start decorating!

  • Really resisting the urge to chase today! We send all replies to enquires from our buyer yesterday so keen to know now if they are satisfied. Is it too soon for me to chase this up??? Haha

    We are also waiting for news of our onward purchase.
