    I'm a first-time buyer in the process of buying a leasehold flat and apparently there's been some issue with the lease plan and a 'deed of rectification' is required between the vendors and the freeholder. I was wondering if you knew how long this type of matter takes to resolve and if you knew if there was any update on the application in question? Title number: NGL951296.

    Any application if this sort will wait 4+ months generally before being considered as we have a backlog of complex work such as your example. 
    The key is to ensure that once it’s been submitted then the conveyancer asks us to expedite it. Expedition reduces the wait time to under 2 weeks generally. Everything then hinges on it all being in order though

    No application to rectify the title has been submitted as yet against that title

    I am in the process of remortgaging 19 months after I moved into my property. However, my title application has not yet been processed by the Land Registry ! I have been chasing my solicitors on this but they said it was due to delays at the Land Registry. I wasn't previously worried as I didn't intend to remortgage so soon but given that interest rates are rising so much I have had to.

    So, I called the Land Registry on Monday and they agreed to expedite the application and I have had an email confirming that it has been approved for expediting. This is because if I cannot remortgage on the rate I have been offered, I don't know what I am going to do (my mortgage is already doubling under the new offer but this will go up further if I miss out on his offer) which counts as significant financial hardship.

    However, my solicitor has just told me that even with the title application now being expedited it could take a year to process because it is a transfer of part. I've been told not to ring the Land Registry again as that slows things down further as they have to respond to my call/email. Please can you look into this and see if the Land Registry has started working on the application and whether they are going to request further information so I can put my solicitor and the seller's solicitor on notice.

    The new title number is BK514754.

    The existing title number is BK441356.

    This is such a stressful situation and I don't know what else to do.

    Dear Sir,

    The remaining balance is £573.29. Once this has been paid, we can supply the letter of consent for you to remove the charge yourself.

    If you want us to remove it for you, there is an additional £100.00 fee for us to remove it for you.

    Since then, I have paid the £573.29 and no way can I afford another £100 so how do I take the charge off myself??

    Please help anyone :smile:

    Lodged end of August as a correction so it’s been processed and we are now asking form more from the conveyancer. 
    Looks like point 1 is the hold up as we need more from outgoing lender. I’d suggest contacting seller’s conveyancer to clarify timescales for a reply 
    Hi @Land_Registry, I have been told that the previous solicitor has provided outstanding info re: 2010 charge and also requested expedition. Would you able to check the latest status? Also, does it mean the 2nd point (parking/title plan) has been resolved, and it is just the 2010 charge that is outstanding in order to get updated OCE for title TGL334313?
    The application is still with us as we’ve not yet received a response to our request for more
    Whilst an expedite request was made we can’t do anything with that as processing/checks had already begun so no actual wait time to reduce. The wait time is now the conveyancer’s 
    It looks like it’s just the outgoing charge that’s the hold up from here

    Hi @Land_Registry, may I get an update on title TGL334313 please? The solicitor confirmed a week ago that further information has been submitted to Land Registry (unsure if via online or post) re: 2010 charge. I am hoping this will get resolved soon!

    It’s all a Q of how it’s been entered on the register. Can you share the title number/address or DM it if easier although the forum rules may restrict that for you as a new poster?

    Submitted 3 June. Now expedited as you say. Processed yesterday but we need more from the solicitor. Hopefully they can respond quickly 
    Unsure why they referenced ‘a further year’ as expedition generally reduces the remaining wait time markedly. It’s then all about the application being in order/complete 
    Hopefully they can confirm and also clarify what’s still needed for you
