  • Good morning, if possible please could you check the title number WT272623 to see if you have received anything to remove the home rights charge as of yet?

    Thank you

    Hello @Land_Registry,

I'm a first-time buyer in the process of buying a leasehold flat and apparently there's been some issue with the lease plan and a 'deed of rectification' is required between the vendors and the freeholder. I was wondering if you knew how long this type of matter takes to resolve and if you knew if there was any update on the application in question? Title number: NGL951296.

    Thank you so much,
    Sam
Any application if this sort will wait 4+ months generally before being considered as we have a backlog of complex work such as your example.
The key is to ensure that once it’s been submitted then the conveyancer asks us to expedite it. Expedition reduces the wait time to under 2 weeks generally. Everything then hinges on it all being in order though
Thank you @Land_Registry, would you be able to confirm if such an application has already been submitted for title number NGL951296?
No application to rectify the title has been submitted as yet against that title
    Hello @Land_Registry

I was wondering if such an application had now been submitted for title number NGL951296, my vendors seem to believe so, however, my solicitor cannot confirm this.

    All the best,
    Sam
Still no application to rectify the title
    Hi @Land_Registry

My apologies for the repeated query, I was wondering if this application had been submitted yet?

    Thank you,
    Sam
Still nothing lodged against the title re the amendment you refer to.
I was wondering if this application had been lodged yet, title number NGL951296. Thank you, Sam.

    Hello @Land_Registry rep,

You've very kindly helped me before.   We purchased a property 23 months ago, in Nov 2020.  It is a subdivision of WR60443  (I'm not sure how you search for plots that haven't yet been subdivided)   We've been in the process of remortgaging for a little while.  I chased my purchase solicitors, Thursfields, on 22nd August as I still hadn't seen the new title plan and I told them that we were remortgaging.  As of today, they've just told me that its still isn't registered but that they can ask for it to be expedited - something I was expecting them to do in August!

I have just forwarded them the queries from the valuer over the state of the freehold, and some correspondence from our broker, as proof that we are really quite a long way down this path.  Is this satisfactory proof?  I am not dealing directly with the lender.

I cannot afford for this to take minute longer than it needs to at this point as renovations are finished and funds are depleted.

Please tell me there isn't much to do and that this can be registered quickly?   I know last time you were able to tell me when you were waiting for my solicitor's response and that really helped make it a bit quicker.

    Thanks in advance.
The original application was cancelled and it looks like they’ve tried a few times to resubmit it.
The last one was on 20th September so it’s waiting to be processed. Unfortunately it looks like it’s been submitted wrongly again.
I’ll contact colleagues to see if we can straighten it out and expedite it to give it a chance. If it’s not in order though the ball will be back in the solicitor’s court again.
You are a star, thank you.   Just spoke to the solicitors and they've said it was moved to the old portal by you guys on Tuesday, given a new reference and has now been accepted and expedited.

Hopefully it will be okay from here?
Everything that is supposed to be in heaven is already here on earth.

    Hi @Land_Registry,

I'm in the process of purchasing a property, there have been a lot of delays (nearly 8 months now!) and the final delay is being caused by a debenture on the property, the seller's solicitor has spent a lot of time trying to remove it but unfortunately, it still hasn't been removed, it's a debenture dated 11th September 1987 on freehold title WM424610, are you able to please check and provide any update/approximate timescale/any advice please? Anything would be so greatly appreciated!
Lodged end of August. Expedited end of September. Processed on 2nd Oct but we need more from lender and they’ve been contacted so we are waiting for their reply
Sorry for such a late posting
Thank you so much, this is really helpful!
Hi @Land_Registry, are you able to please check whether the lender has replied yet?
    No reply as yet
Thank you for checking @Land_Registry! Can I please ask whether the seller's solicitor can view the query or was the query only sent directly to the lender? I'm sorry, I'm not sure of the whole process so don't know if the seller's solicitor would be involved or whether it would only be between the lender and Land Registry - my mortgage offer expires in 2 weeks so I'm panicking now!
It’s the lender’s application so only they would see what’s been requested.
Your conveyancer’s role would be in ‘chasing’ them in some way to deal with the request in light of the urgency.
They don’t really need to know the specifics re what’s required but simply the application details and the request date (2nd Oct)
Hello again @Land_Registry, are you able to please check whether the lender has replied yet all? Thank you!
  • Could you tell me the timescales for non-expedited first registrations at the moment?

We submitted in November 2021 and haven't heard anything yet.
  • @Land_Registry please can you see if this has been expedited yet?

    SGL208177

    Many Thanks
