    I have added recently purchased property to my Land registry property alert notifications. I can see that our solicitors have registered an application the day after completion occurred, which seems normal.

    I can also see an application lodged by a different bank to our mortgage 2 weeks later, what could this be? Is this a cause for concern?

    Discharging the seller's mortgage? Would be more a cause for concern if it wasn't discharged...

    The devil is always in the detail so impossible to be definitive as not enough detail. 
    Most likely scenario is indeed the seller’s mortgage redemption. The average timescale is around 2 -3 weeks after completion. And for a whole host of differing reasons some conveyancers choose to submit the application re the purchase within days of completion and don’t wait for the redemption to arrive first. 
    As for the Alert service it’s important to note that’s what it is - an alert. It gives you enough detail to understand whose lodged it and when. 
    If you don’t know what it is then in this example you have 3 options - ask your conveyancer as they’ll know who the outgoing lender was; contact the named applicant; or lodge a form OS3 to confirm what it’s actually for 
    In your case the very strong odds are it’s not fraudulent as the pieces ‘fit’ but you still have three options if needed

    Hello @Land_Registry rep, 

    You've very kindly helped me before.   We purchased a property 23 months ago, in Nov 2020.  It is a subdivision of WR60443  (I'm not sure how you search for plots that haven't yet been subdivided)   We've been in the process of remortgaging for a little while.  I chased my purchase solicitors, Thursfields, on 22nd August as I still hadn't seen the new title plan and I told them that we were remortgaging.  As of today, they've just told me that its still isn't registered but that they can ask for it to be expedited - something I was expecting them to do in August!   

    I have just forwarded them the queries from the valuer over the state of the freehold, and some correspondence from our broker, as proof that we are really quite a long way down this path.  Is this satisfactory proof?  I am not dealing directly with the lender.  

     I cannot afford for this to take minute longer than it needs to at this point as renovations are finished and funds are depleted.

    Please tell me there isn't much to do and that this can be registered quickly?   I know last time you were able to tell me when you were waiting for my solicitor's response and that really helped make it a bit quicker.

  • Hi, we have just had an offer accepted on a property but my solicitors have said their is a pending application on the land registry. I have asked the people we are buying from and their solicitors are ‘looking into this’. Can their solicitors see what the pending application is via the portal or do they need to request information. In which case how long Kyle it be before hearing what the pending issue is. 
    (The sellers say they are unaware)

    The original application was cancelled and it looks like they’ve tried a few times to resubmit it. 
    The last one was on 20th September so it’s waiting to be processed. Unfortunately it looks like it’s been submitted wrongly again. 
    I’ll contact colleagues to see if we can straighten it out and expedite it to give it a chance. If it’s not in order though the ball will be back in the solicitor’s court again.

    Both solicitors should be able to glean info from their portal but if not then they can submit an OS3 to get the details

  • Good afternoon, 
    I was about to exchange contracts on a property (title number WT272623) when the vendors solicitor noticed there was a charge against the property the charge is a notice of home rights under the family law act 1996.

     If possible, please can you tell me if this has been requested to be removed? and how long it will take?

  • Please could you help me; 

    The house we are buying has freehold title and an unregistered leasehold title. The leasehold we are told is in the name of the people selling the house (they purchased both from the developer many years ago). Clearly we cannot move forward until this issue is resolved but how quickly will the land registry register the leasehold when the application is submitted if the sellers solicitors expedite the request?
