I am hoping you will be able to help me. I am in the process of purchasing a house and my solicitor (purchaser) has identified a missing document in the deeds. This house is currently unregistered and is probate house sale.
We have the conveyance (dated 1965) from the current (deceased) owners however, there is another conveyance (dated 1963) mentioned within this document from the sale of this property two years prior. It is this previous conveyance document that is missing and which my solicitor wants to see a copy of. As it is missing, they have recommended the solicitors (sellers) do a voluntary land registration prior to completion.
The sellers solicitors are refusing to do a voluntary registration and do not have a copy of the missing conveyance (dated 1963). My solicitor (rightly so) is insisting we have one or the other and has said that a case like this would be expedited as it is in the process of a sale, yet the sellers solicitors are still flat out refusing to register the property, even with us offering to pay the fee.
As this house is in the process of a sale, would you expedite the application if the sellers solicitors did a voluntary registration? If so, how long would it take? Also, would you take any issue with registration in view of the missing document mentioned?

Thank you for your help, I really appreciate it.The missing doc reads as if it is an issue as they need to show a good root of title and the missing doc presumably impacts. We’ll only consider that in light of everything that’s submitted though so how big an issue is unknown until lodged and processed“Official Company Representative

Are you able to give me an update on title number BM322340. I've been trying to get a restriction removed but my solicitor's have gone AWOL. Last a heard you asked for further information two weeks ago - no idea if they have got back to you.
Also, is there any way I can start to deal with you directly - major issues getting my solicitor to even answer the phone and things are getting desperate.

Hi Land Registry
The title plan for a property I’m buying isn’t correct in several ways but what I’m most worried about is that it doesn’t show the side access from front to back which actually exists. I’ve been told by the agent that a title plan only needs to be correct for the boundary lines and all other details are secondary, is that right?
I’m obviously worried that my future neighbour may think their boundary goes right up to the house when in fact there is a side passage separating the plots. Should I be worried or take any action over this?

ThanksWhilst you can deal with us direct we’d need the solicitor to confirm they no longer act for you so something of a catch 22 and also may delay matters further for you.If you’re not getting the service you want/need then maybe worth looking for their complaints process and escalating matters within the firm“Official Company Representative

This is clearly an old title and it reads as if the building has altered and there’s a side access.If so and the access is within the red lines then it shouldn’t be a problem. If the neighbour solely relied on a building shape that no longer exists then that can be explained. But they should be looking at their own registered title to understand their own general boundaries.So ask your conveyancer to clarify/confirm, make sure the boundaries on the ground match the red outline and if concerned ask the seller to confirm whether any issues have arisen previously“Official Company Representative

Hi all I purchased my first new build home in my April 2022- the record on the LR website still isn’t up to date. Does anyone know how long it’s roughly taking atm for records to update? Our solicitor had advised she’s put through the request on day of completion and we should get
