    Hi @Land_Registry

    I am purchasing a flat at the moment and I believe the vendor solicitor has applied to I) remove 2010 charge and ii) demise a parking space to the title plan. The title is TGL334313.

    Would you be able to provide and update on how long this will complete? I really need to complete in a a month so I wonder if this was expedited/needs to be expedited?

    Lodged end of August as a correction so it’s been processed and we are now asking form more from the conveyancer. 
    Looks like point 1 is the hold up as we need more from outgoing lender. I’d suggest contacting seller’s conveyancer to clarify timescales for a reply

I'm sorry, I'm not sure of the whole process so don't know if the seller's solicitor would be involved or whether it would only be between the lender and Land Registry - my mortgage offer expires in 2 weeks so I'm panicking now!

    It’s the lender’s application so only they would see what’s been requested. 
    Your conveyancer’s role would be in ‘chasing’ them in some way to deal with the request in light of the urgency. 
    They don’t really need to know the specifics re what’s required but simply the application details and the request date (2nd Oct)

    Any application if this sort will wait 4+ months generally before being considered as we have a backlog of complex work such as your example. 
    The key is to ensure that once it’s been submitted then the conveyancer asks us to expedite it. Expedition reduces the wait time to under 2 weeks generally. Everything then hinges on it all being in order though
