Hi,
My purchase is currently stuck waiting on a transfer of part to complete (i am buying the remaining land of the title) is there any chance I can get an update / expedite if it hasn't been already? The solicitor dealing with this is currently on holiday. Title in question is CB277152.

We are purchasing a house which has a charge to it, it has taken a long time due to the seller and their solicitor having issues locating the creditor (originally Egg Banking plc). The creditor was tracked down finally last week, they have given a redemption figure and they have sent B4 to Land Registry and requested that this is expedited, Land Registry have raised a requisition today which the solicitor is dealing with.
What time scale should we expect here?
Our mortgage offer expires on the 4th Oct and we need to exchange contracts by the 26th Sept to meet our buyer's mortgage company's requirements so time is running out here.

I'm hoping to sell soon but there is land adjoining mine which has become overgrown with weeds which has now affected what appears to be, according to title plans, land of a few more properties as well as my own. Given that this land seems to be a grey area in terms of ownership I fear that I may be left having to pay for it to be cleared, as the person who it is affecting the most. Firstly, how might I confirm who owns which parts of this land for certain (and considering I have zero funds)? Secondly, what sort of mechanism might there be to try and make sure the cost is shared, my part of it being likely less than 20%? I've tried to get my head around this but there are a confusion of suggestions and my brain isn't what it was!0

If I have concrete evidence that this is not my land I can maybe get some assistance. Where do I go to find who actually does own it? Maps that are described as not likely to be accurate just won't cut it if they can avoid responsibility. At least something definite that shows the land is shared would help, surely some record of that is kept somewhere?
