Dear Land Registry - I am in the process of selling my flat.  The Title Plan on the LR is incorrect.

However, in August 2005 Harrow District Land Registry sent me an official copy of the register saying no amendment to the title plan has been made.  According to my solicitor the title plan registered with you is incorrect, whereas the one sent to me in 2005 is correct.

Anyway, the purchaser's solicitor has said that as there is a mortgage involved, my solicitor needs to rectify the incorrect plan and ask the registry to expedite the application.

Surely if the correct plan is registered with Harrow District LR they can speak to you to rectify the incorrect plan.  the old title number is NGL585322.  (updated Title number AGL273017 - Edition date 16.12.2019).    What is the quickest way of sorting this out please?  thank you
Making an application to update matters as appropriate. They haven’t yet it seems
Then they ask us to expedite it.
Harrow is one of our old and now closed offices.

Thank you for the response.  Probably futile to ask this but do you know why Harrow District LR did not make an application with the LR to update matters.  Should they have done?   I assume so.   This is the only matter now holding up the sale of my flat and until this is resolved we cannot set dates for exchange/completion.

Harrow was one of our own offices so wouldn’t be making an application to itself. You will need to rely on the conveyancers here to resolve matters with us as appropriate
We can’t do anything until applied for and expedited

Hello - thanks for the update.   Spoke to my solicitor this morning and apparently they have made an enquiry (rather than an application).  The LR ref number is 220906-1109861.   I spoke to LR this morning as well and asked them to expedite the enquiry as this really is time sensitive and urgent as this is the only issue which is holding up exchange of contracts.  If you are able to provide any update that would be really helpful.  Thank you.

If you’ve spoken to colleagues at HMLR then they’re best placed to assist you. I can see it has been escalated and an amendment is being considered. As it’s an amendment that should happen asap

  • Hi @Land_Registry, we are buying a house and part of the garden is unregistered. We asked the vendors to apply to register it and to ask to expedite it, as we have an onward sale and mortgage offer that expires soon (as does our buyer's).

A surveyor did an inspection on 2nd Sept and apparently said the case seemed 'straightforward'. But we don't know anything else or how long the rest of the process will take. Will the LR (for example) have to inform anyone else about the registration application?

We are desperate for information about timescale, so we can figure out what to do if registration can't be completed before our mortgage offer expires.

Any information you can provide would be great. Title number of registered property (in which unregistered bit sits) is MX394351. Solicitor for vendors is P. Gear. Sorry I don't have application no because vendors' solicitor submitted it, not ours.

The application was completed on the 8th Sept so hopefully things can move on and be less stressful now
