    Whilst plans aren’t definitive re exact legal boundaries they are still a starting point for assessing where one registered ownership starts/ends. So I wouldn’t dismiss them o hastily as if it is cleared, and no physical features in place to suggest where boundaries may lie, then those plans become very important. 
    But the scale of the task sounds big but important to consider your buyer is going to be asked to match what’s registered to what they see on the ground. Whatever you do needs to bear that in mind hence starting with your own title what can/needs to be done would be a priority for most sellers. 
    As for who owns the unregistered land then it’s largely down to your own detective work. That usually starts with local research inc neighbours, council, historical societies, old maps and more. And any works might, as suggested, trigger the owner to come forward albeit perhaps unlikely if neighbouring land has been registered for some time. The registered titles may offer clues also if they refer to old deeds affecting ‘other land’. 
    The reality can be harsh in so far as whilst you might find clues actually identifying the legal owner and getting them to acknowledge/confirm isn’t a foregone conclusion. So the better Q posed is often what is it you/others want to do with the land and if you did t what rights has the legal owner got and how might that impact.

  • Hi I wonder I you could give me an update on my application. It was submitted in May 21. It is dragging on now. 
     The last contact I had is from OS. I have heard nothing since.  
    I haven’t been able to ring due to my working hours. 
    The title number is NYK 485182

    The survey was completed so it’s now with a senior officer to consider next steps. That usually involves carrying out wider checks with adjoining property owners as you are claiming the land. Normally we’d write to the applicant, that should be this week, to clarify matters

    Does anyone know what that category B transaction means? The house is unchanged externally. There is no BTL. The occupiers have not changed. The first transaction is accurate to its sale price at the time.
    I am 99.99% certain that the buyers did not pay £370k + £85k. Any idea what this could be?

    Lease extension? More land?

    we recently completed on a flat where the car park space was bought at a later date. I wonder if that should have shown as an additional price at a later date. They hadn’t completed the land Registration work on this so it wasn’t shown at all. Now the legal work has been done but we have bought the property, so I guess it won’t ever show and people looking back over the price history will think that they made a good profit as they won’t know if the intervening car park space purchase.

    Standard price is shown when there’s a change of ownership of a single residential property to private individuals for full market value 
    Additional price is shown when the change of ownership is as a result of a transfer under power of sale or accompanied by a Buy to Let charge or to non private individuals or a mix of non private and private individuals 
    The 2 listings are separate items so no 1 + 1 involved

    I'm a first-time buyer in the process of buying a leasehold flat and apparently there's been some issue with the lease plan and a 'deed of rectification' is required between the vendors and the freeholder. I was wondering if you knew how long this type of matter takes to resolve and if you knew if there was any update on the application in question? Title number: NGL951296.

    Any application if this sort will wait 4+ months generally before being considered as we have a backlog of complex work such as your example. 
    The key is to ensure that once it’s been submitted then the conveyancer asks us to expedite it. Expedition reduces the wait time to under 2 weeks generally. Everything then hinges on it all being in order though
