Thanks. Is it possible to tell me who you're waiting on for replies so I can chase. We're getting very close to mortgage expirey etc.

    Hi @Land_Registry

I am purchasing a flat at the moment and I believe the vendor solicitor has applied to I) remove 2010 charge and ii) demise a parking space to the title plan. The title is TGL334313.

Would you be able to provide and update on how long this will complete? I really need to complete in a a month so I wonder if this was expedited/needs to be expedited?

    Regards
Lodged end of August as a correction so it’s been processed and we are now asking form more from the conveyancer.
Looks like point 1 is the hold up as we need more from outgoing lender. I’d suggest contacting seller’s conveyancer to clarify timescales for a reply
Hi @Land_Registry, I have been told that the previous solicitor has provided outstanding info re: 2010 charge and also requested expedition. Would you able to check the latest status? Also, does it mean the 2nd point (parking/title plan) has been resolved, and it is just the 2010 charge that is outstanding in order to get updated OCE for title TGL334313?
The application is still with us as we’ve not yet received a response to our request for more
Whilst an expedite request was made we can’t do anything with that as processing/checks had already begun so no actual wait time to reduce. The wait time is now the conveyancer’s
It looks like it’s just the outgoing charge that’s the hold up from here
Many thanks, I will chase the conveyancer.
Hi @Land_Registry, may I get an update on title TGL334313 please? The solicitor confirmed a week ago that further information has been submitted to Land Registry (unsure if via online or post) re: 2010 charge. I am hoping this will get resolved soon!
The application to remove the 2010 charge was lodged on 7th Sept. Unfortunately it wasn’t in order and we notified the lodging solicitor on the 8th Sept.
There’s no record of any reply to that request as yet so am uncertain as to what the solicitor is referring to.
If they do reply then it’s very likely we will need to complete wider checks with the lender as well. But those don’t start until we have the right paperwork from the solicitor. Sorry

The restrictioner as the application is to cancel their restriction. Your solicitor should be aware

Thank you. To be honest I'm very tired and frustrated at this point. I've been told the previous solicitor who dealt with the vendor's purchase (back in 2016) has provided further information to LR last week. However I think the original application to remove this old charge was lodged on 7th Sept by the current vendor's solicitor who dealt with the sale (not the previous one). Could this be the reason why it's not showing on the system? Regardless I will tell the vendor that nothing has been done in the past 6 weeks and this is absolutely ridiculous. I feel like I've been lied to consistently in the past 6 weeks.

The restrictioner as the application is to cancel their restriction. Your solicitor should be aware
One more quick question - I spoke to who I believe the restrictioner is and they'd not heard anything. Did you contact by paper or email?

Contact is made using the registered details. We wouldn’t generally go into any specifics beyond that as the checks are there to help prevent the incorrect removal.
Parties, including restrictioners, are advised to keep their registered contact details up to date and sometimes non-receipt is due to a change

    Hello @Land_Registry,

I'm a first-time buyer in the process of buying a leasehold flat and apparently there's been some issue with the lease plan and a 'deed of rectification' is required between the vendors and the freeholder. I was wondering if you knew how long this type of matter takes to resolve and if you knew if there was any update on the application in question? Title number: NGL951296.

    Thank you so much,
    Sam
Any application if this sort will wait 4+ months generally before being considered as we have a backlog of complex work such as your example.
The key is to ensure that once it’s been submitted then the conveyancer asks us to expedite it. Expedition reduces the wait time to under 2 weeks generally. Everything then hinges on it all being in order though
Thank you @Land_Registry, would you be able to confirm if such an application has already been submitted for title number NGL951296?
No application to rectify the title has been submitted as yet against that title
    Hello @Land_Registry

I was wondering if such an application had now been submitted for title number NGL951296, my vendors seem to believe so, however, my solicitor cannot confirm this.

    All the best,
    Sam
Still no application to rectify the title
    Hi @Land_Registry

My apologies for the repeated query, I was wondering if this application had been submitted yet?

    Thank you,
    Sam
Still nothing lodged against the title re the amendment you refer to.
I was wondering if this application had been lodged yet, title number NGL951296. Thank you, Sam.
Hi, sorry to bother you again, mind if I check again? I'm led to believe it should be happening any day now!
    Nothing still
Just enquiring for this again - any chance it's been submitted?

An application to register a UN1 has been submitted. Not a removal
