  • Hi, what are rough time scales for expedited (and un-expedited) removal of a rent charge?  ‘Privately’ removed in the past, redemption cert obtained, but not registered 
    Expedition should get the application moving within 2 weeks in most cases. Then it’s all about it being in order and capable of being completed 
    Any idea on timescale if it doesn’t get expedited for some reason?  This is the only thing outstanding on the house we are trying to buy and effecting the chain being able to exchange / complete

    You wrote to the restrictioner who has now responded with their consent (by post last Thursday - not sure how quickly this will be on file).

    Assuming that consent comes through are there any further checks / what sort of timescales are we looking at?

  • Hi @Land_Registry - I am in the process of purchasing a property, and the last remaining enquiry regards a change to a title deed - essentially the property and the next door property have a shared access area in between the two properties which is 50% owned by each (split down the middle), however in the most recent title deed the boundaries are incorrect on the property I am purchasing, showing only the house itself, and leaving the 50% of the middle shared area out.  (Next door's is correct, showing their boundary as 50% of that shared area)

    After being chased multiple times our sellers' solicitors should have made an expedited application to have this amended (with evidence of previous documents showing the correct boundaries) - is there any way I can monitor the progress of this outside of relying on their solicitors to provide the information? (Ie I've seen ID numbers used in this thread, but don't have one of these atm. I've also set up an alert on the property using the LR website service). Wary of giving out details on a public forum, so if easier I can use Twitter DMs to the LR account instead.

    4-5 months if a noted rentcharge but very approximate

    There’s no online monitoring service available I’m afraid. If you’ve set up an alert then you’ll be notified once received. If it’s a genuine error on our part then they may contact us to report it first and if an error was made we’d take out an application to correct matters as appropriate 
    Of course if no error on our part that changes how things play out and they’d need to apply to register the land.

    It’s not on file as yet but when it is then generally speaking things clear, if all in order, within 48/72 hours generally speaking.

    Nothing as yet re an application but you’d know that as you have an alert in place. 
    There is an enquiry on record so that may evolve into an Amend application as mentioned in previous reply
