@Land_Registry regarding my earlier post (which I can't seem to quote), my solicitor tells me that she responded to the 5 questions raised by the LR on 31 October and then to a further question on Tuesday 1st. Could you provide me with an update of the title application as at today please? The new title number is BK514754. The existing title number is BK441356. Thank you very much.0

Land Registry seems to accept a lower burden of proof of identity that is required for a passport application. As a result houses can be sold without owners consent using just a fake driving license.
To protect against this I want to place a restriction on home using Land Registry form RX1 to insist that a more rigourous identity check is done before the title is transferred. I have two questions that I hope our LR expert may be able to answer:- Is it possible to lodge a certified photo of the owner with the RX1, listing it in panel 6, and insisting that this lodged photo is checked by the conveyancer in the wording in panel 9.
- Can a passport-level certification of the identity of the prospective purchaser (the "disponsor") be made mandatory by combining wording from form RQ (for properties the owner does not live in) with those from thepassport application pages, resulting in something like this:
No disposition of the registered estate by the proprietor of the registered estate is to be registered without a certificate stating that the person who executed the document submitted for registration as disponor is the same person as the proprietor signed by a person who
1. Has personally known the person who executed the document submitted for registration as disponor for at least 2 yearsAND2. Can personally identify the person who executed the document submitted for registration as disponor as a friend, neighbour, or colleagueAND3. Is a person of good standing in their community or works in (or be retired from) one of the following recognised professions: (list copied from the passport application pages).0 -

The identity verification requirements for registration purposes are struck in such a way as to find a balance between the need to reduce the risk of property fraud whilst still allowing the conveyancing process to complete.For that reason similar identity requirements already exist re our form ID3 identity verification. I can't sell my house as it still isn't registered in my name at the land registry from when i bought it last year. Application has been rejected twice but the useless conveyancers aren't telling me why and are ignoring me. I've actually lost my house sale due to it.
Would you be able to tell me why it was rejected and if there is something i can do about it? It's been 11 months and the host still isn't legally mine.
