Hi @Land_Registry
please can you confirm if a request to have the UN1 to be removed has been applied for
SGL208177

Hi,
hoping you may be able to give me some advice, our old NRAM mortgage was taken over by whistletree in 2016, unfortunately we have a a separate leasehold and freehold title which we’re never merged.
The leasehold title had the registered charge in the correct name of whistletree changed. However the freehold was never changed and remained in NRAM’s name (now landmark) and we’re not getting very far with trying to get them to confirm the incorrect title will be removed. It’s putting our future purchase in jeopardy now and was wondering if any advice on anything else I could do about the title charges?Thanks0 -

HI @L@LandRegistry please could you help me?serendipity109 said:So, I just need to clarify something.
I need to change my address and name on the Register as I own a house.
I understand I need an AP1 form, but for my ID is it necessary to have a ID1 form or is there a solicitor free alternative form I can use please?
If you have to provide form ID1 then it’s a conveyancer
If you have to have your identity verified and can use form ID3 then it’s as listed in PG 67A. Those listed can’t use form ID1
You say it’s a simple name and address change

Yes it would qualify for expeditionmilkyj0 said:Hi @Land_Registry, hoping you can help. My wife and I purchased a house back in March 21, it hadn’t been registered before. Our solicitor put in the application for a first registration and we got a mortgage no problems and bought the property. 19 months on and the registration has moved on no further. We had arranged a new fixed rate with another mortgage provider but the offer expires soon and the conveyancer has stated that we need the property to be registered for us to complete.
If this falls through the financial burden will be huge. I thought we’d done well planning in advance to get a new rate only for this to happen.Do you know if this would qualify for expedition. I appreciate there is a back log but nearly 20 months have passed. Thanks 🙏“Official Company Representative

Follow through on why one title was changed but not the other. I assume the same charge covered both titles but only one application was made to change one and not both titles.Maximus5 said:Hi,

Hi, I filled in the form to change house ownership to tenants in common, this was in September.End of October (23rd) I enquired how long it will be.
I wonder if you could give me some idea on how long it takes.Your ref. 221023-13003430 -
It’s unlikely to be processed for a few months at least. We’ll contact you once processing begins/it’s completedbeduth said:Hi, I filled in the form to change house ownership to tenants in common, this was in September.End of October (23rd) I enquired how long it will be.

Thanks, yes the charge covered both titles. I’ve tried speaking to landmark who shouldn’t be on there just to be told we have nothing for that postcode and we’re no further helpLand_Registry said:
