I am nearing the end of a house purchase and I have been told that the vendors Solicitor is waiting on a document from the Land Registry for weeks now. Apparently the file was too large for immediate download & it should have been sent via email or in the post. (not sure why post would be an option as compressed zip folders exist for larger files)
Is there someone I can speak to from Land Registry to see if this is true and make sure I'm not being delayed for the sake of it?
I don't believe I have been given any reference codes. i only have my reference that the solicitors are using for my "case"
Ash.If you want to check you need the title number and you can ring or email using the Contact form online
there is currently two titles for the property much to my disappointment as I was sold the property as freehold. Vendors own both leasehold and freehold so there was talk of the leases being extinguished so I can buy as freehold only. This has been over 2 months in the works now. Everything else is complete besides this “one document”
freehold title: GR287393
leasehold title: GR287390
can you find any active enquiries through this and let me know what’s going on or should I use the link? Thanks again!
If you’ve got a freehold/leasehold and want to extinguish (determine) the lease then the issue can be finding the lease. If the seller hasn’t got a copy and nor have we that could be the issue.I’ll take a look at the two title numbers on Monday to see if anything shows up but it really should be the conveyancers who are telling you what’s happening as it’s rarely an information only matter. Providing information (or confirming you don’t have something) doesn’t take weeks/months
i look forward your info on Monday 😁We’ve just received another application for more information on the first title, 26th Nov, so that should be dealt with today/tomorrow.Why the gap between the two requests We don’t know.0 -
LasDunas said:HiI hope you can help us, we are currently in the process of purchasing a bungalow. The title deeds/plan (diagram with red line around) match the physical boundaries of the property but on Mapsearch according to our solicitor the last part of the garden is not registered. This is now holding up what should be a very straightforward sale, ourselves being cash buyers and the seller has already vacated the property.According to our solicitors this is being dealt with the Land Registry through the sellers solicitors. Unfortunately nobody is telling us what is happening or how long this is likely to take, even though I have emailed my solicitor several times. We are currently renting and have been given notice to vacate the property on January 23rd so we are obviously keen to get this sorted. Is it possible to look into this and see what is happening please. The details are as follows37 Ricardo CrescentMudefordBH23 4BXTitle number: HP31866Registration number: 25317892 ( from map search )Thank youI imagine, but only the seller/conveyancer can confirm, that it’s taking time to put the application together before submitting. If you can get a reply ask them for the ‘new’ title number allocated to their application. And then ask them to request expedition due to the linked purchase. If the application is expedited then it will be considered within 2 weeks normally. However as it’s a claimed ownership there are usually three key stages to pass. 1. Is the claim in order. 2. Carry out a survey to confirm the lie of the land itself. And 3. Complete wider checks for example with neighbouring/adjoining landowners. You pass each stage in order and stages 2 and 3 will take time as we are reliant on third parties. Whilst end of January is doable it’s going to be very tight, especially if it’s not yet been lodged“Official Company Representative

ashleighk134 said:Hi. Thank you. The document came through nice and swiftly so please pass on my thanks for that. Another enquiry has been sent in return as there was no coloured plan with the title. Did this come through?I’m keeping on at them now as we’ve lost 3 weeks. They’ll get a reply confirming the plan on record is uncoloured and they’ll go from there re how big an issue that is.“Official Company Representative

I paid for a copy of the plans through the property search and it is coloured for me. If it's coloured for me does that mean thats a copy of the official and they should have received the same version?0
