    Expedition, if approved, reduces the wait time. So if it were expedited today we’d hope to consider the actual application within the next 10 working days (often sooner)
    However it’s not a magic wand as the registration requirements still have to be met. 
    Looking at the title quoted it’s a busy title which means we have a number of already completed sales waiting to be processed and the freehold transfer you refer to. 
    In order to complete the Transfer we will need to process the earlier applications as well and that may be a time issue re how quickly everything can be done from here. 
    Suggest you wait for the specific response to your request and go from there 
    Thank you for your prompt response.  Do you have the application reference for the freehold transfer?  Your expedite team are asking for the specific application number before they can give me a time frame (Not sure why they can't infer from the outstanding applications).  I've asked my solicitor to ask the developer's solicitor for it, but it often takes days to get a response. 
    I’d suggest you simply reply to reaffirm that you are a future buyer so no pending application to register your sale/purchase and it’s the application to register the freehold transfer from X to Y that needs expediting. You can’t complete until the new freeholder is registered

    I am nearing the end of a house purchase and I have been told that the vendors Solicitor is waiting on a document from the Land Registry for weeks now. Apparently the file was too large for immediate download & it should have been sent via email or in the post. (not sure why post would be an option as compressed zip folders exist for larger files)

    Is there someone I can speak to from Land Registry to see if this is true and make sure I'm not being delayed for the sake of it?
    I don't believe I have been given any reference codes. i only have my reference that the solicitors are using for my "case"

    I wouldn’t expect it to take weeks. Documents which are readily available are issued within days with a download being quicker than post for obvious reasons.

    If you’ve got a freehold/leasehold and want to extinguish (determine) the lease then the issue can be finding the lease. If the seller hasn’t got a copy and nor have we that could be the issue. 
    I’ll take a look at the two title numbers on Monday to see if anything shows up but it really should be the conveyancers who are telling you what’s happening as it’s rarely an information only matter. Providing information (or confirming you don’t have something) doesn’t take weeks/months

    I really appreciate that thank you. They have both titles as I have had copies sent to me. I have been told conveyancers usually pin the delay blame on land Registry so if there’s nothing active you can see there end then I won’t feel like I’m hassling anyone by asking what’s going on as there’s no reason for the delay.

    I hope you can help us, we are currently in the process of purchasing a bungalow. The title deeds/plan (diagram with red line around) match the physical boundaries of the property but on Mapsearch according to our solicitor the last part of the garden is not registered. This is now holding up what should be a very straightforward sale, ourselves being cash buyers and the seller has already vacated the property.

    According to our solicitors this is being dealt with the Land Registry through the sellers solicitors. Unfortunately nobody is telling us what is happening or how long this is likely to take, even though I have emailed my solicitor several times.

    We are currently renting and have been given notice to vacate the property on January 23rd so we are obviously keen to get this sorted.

    Is it possible to look into this and see what is happening please.

    In case you didn't know, the fact that your LL has given you notice doesn't mean that you have to leave the property. All it means is that when the notice expires they can, if they wish, then decide to start legal eviction proceedings which will take several months at least.
  • GENERAL POINT re HMLR registration delays: these are now horrendous for what are called Title Create applications (mostly Transfers of Part, new/renewed Leases, and First Registrations)- up to 18mths in many cases.

    We received requests for information back on 8th Oct and dealt with in the normal way within days. 
    We’ve just received another application for more information on the first title, 26th Nov, so that should be dealt with today/tomorrow. 
    Why the gap between the two requests We don’t know.
