    Hi. Thank you. The document came through nice and swiftly so please pass on my thanks for that. Another enquiry has been sent in return as there was no coloured plan with the title. Did this come through? 

    I’m keeping on at them now as we’ve lost 3 weeks.

    Nothing showing up but they may have raised it but in such a way that it’s not easily identifiable. 
    They’ll get a reply confirming the plan on record is uncoloured and they’ll go from there re how big an issue that is.

    I paid for a copy of the plans through the property search and it is coloured for me. If it's coloured for me does that mean thats a copy of the official and they should have received the same version?
    You will have got the title plan. They requested a copy deed, so different, You’ll need to let the conveyancer complete their work and to advise/update as they go.

    That’s an expedited first registration which is currently being processed. 
    As it is an application based on adverse possession a survey has been carried out. Next steps are likely to include wider checks which will take time to complete. Hopefully they will start soon and if you are the applicant/buyer then your conveyancer can hopefully track progress for you

    All depends but if required then the minimum is around 3 weeks unless they complete sooner. I should stress that all land has neighbouring landowners and where land is claimed there are a number of registration requirements to be met

    Could you help me to understand how title plans are coloured but the deeds show no colour? Assuming it is not a black and white copy issue, what would this mean?

    I don’t really follow the Q - sorry. But hoping this general answer may help. 
    Title plans are created by us and most simply show the general boundaries of a registered title by a red outline added to Ordnance Survey detail 
    Registered titles, so register and title plan, are created from a set of deeds/documents lodged with us. In the past and in some cases a copy of a deed/document woukd be kept/taken and filed. Sometimes the copy is of poor quality and the copy plan is a black and white copy only. 
    If that’s happened then the conveyancer(s) have to weigh up the risk re not having a coloured deed plan and decide how to proceed. Some may simply accept it whilst others may ask for an indemnity (insurance) policy. 
    So very much something to discuss/understand with your conveyancer

    We are almost ready to exchange on a purchase. One thing holding it up is that our seller's solicitor submitted a TP1 at the end of September. Our solicitor had envisaged this would be submitted at completion instead.

    The application reference is DC5E70F. Although this application was expedited, it was requisitoned and we now don't know whether the additional info requested has been provided, and how long the application now might take.

    Our question is: can this application be withdrawn after it has been requisitioned by LR, with a view to resubmitting it at completion?

    Simple answer, yes. We requested more which was provided but only partially. It’s been 2 weeks now and no further reply but that’s I suspect due to them needing the ‘more’ from a third party.

    Regarding DC5E70F - I have been given some info by my solicitor that I don't understand and hope you can clarify.

    To refresh, we're buying a title minus the small section that is the subject of the TP1 application. The TP1 was submitted in September and has been requisitioned. My solicitor wants the application withdrawn and resubmitted at completion, amended to explicitly exclude implied rights over the title we're purchasing. This much I understand.

    My solicitor has advised that although the TP1 has not been completed, it has been registered and would need to be varied, even if the original application was withdrawn. Is that true? I would have thought that if the application was withdrawn, it would be as if it was never submitted. Can you confirm please?

    Really one for your solicitor to explain as to what they mean here. 
    From a registration perspective if an application is withdrawn, it’s cancelled, and the existing registered title won’t refer to the withdrawn transfer
