    I don’t have a reference but i’m told a request had been expedited for a year old house that isn’t on the register (i’m the buyer) is there any other way I can request an update here?

    Hi,

    I'm waiting on an expedited application for first lease registration that is delaying my purchase. My solicitor let me know that there were some requisitions (I can see they were requested on 13th Oct) but have heard nothing since. Can you let me know the status of the application? I've been unable to get any timeline estimations from anyone, I know expedited applications are on avg 10 days but not sure how much extra time the requisitions have added. HMLR ref: VA1BEAE

    The conveyancer should be able to check and confirm for you. If you have the provisional title number/(our) case reference then I can look

    I have just received an alert on my property that an application had been made by KNIGHTS PROFESSIONAL SERVICES LTD.

    It's not something I was expecting and have no idea what is is about, could you tell anything about it?

    The title number is 
    NT415646 and the HM Land Registry reference is EC8AA9D

    There’s a limit as to what we can share in such circumstances and the fact this is an anonymous forum means the limits are even more restrictive. 
    However I can suggest that the title number quoted isn’t your own personal title if you are a private individual. It’s a developer’s title out of which there have been many plot sales. I suspect, but you’ll need to check yourself, that your title is one of the plots and not the title you have quoted. 
    Putting an alert on a developer’s title means you are likely to get a lot of alerts about applications you quite rightly wouldn’t/shouldn’t know anything about.
    If you bought a plot and it’s been registered check out the new and correct title number to have an alert against
    If you’ve bought a plot but it’s not yet registered then I’d check with your conveyancer

    Thank you, I did search by our address and add that to the notifications but it does seem to have added the developer's title instead. I have tried to download the title for our address as well but that also just downloaded the developer's title for the land. 

    I assume this means that our conveyancer hasn't registered the property correctly as we purchased it last December.

    There is nothing to suggest that. It's just how long registrations are taking at the moment, especially for new builds.

    Hopefully your conveyancer can clarify when it was submitted. Nothing to worry about as your purchase is protected but you can’t set up an alert for it until it’s registered under it’s own title. You won’t get an alert for example once registered.  
    The one you e just received is for someone else’s plot purchase lodged by their conveyancer so not linked to you
