    Hi

    I'm hoping you can help me again with another matter. 

    We are at the final stage of buying a house and selling ours (discussing exchange /completion dates) 

    When we offered on the property we were made aware that the house had never been registered. We agreed we would take on 1st registration on completion, having seen the deeds etc. 

    Yesterday our solicitor discovered that 1st registration was in progress (started March 2021? ). The sellers solicitors have been contacted and asked to expedite the 1st registration. 

    Here are my questions. Is it possible to find out how far along is the registration , how long is it likely to take and finally is it possible to withdraw and start again once we have purchased? 

    Any insight you can give, would be greatly appreciated.

    Yes - either solicitor can check online for themselves. If it’s been expedited then it’s generally considered within 2 weeks 
    Yes re withdrawal and relodge but why? If you are willing to do that then it’s usually a case of checking the deeds and doing a sub sale anyway

    Yes - either solicitor can check online for themselves. If it’s been expedited then it’s generally considered within 2 weeks

    I didn't mention in my initial post that there is a time constraint of 3 weeks to complete. 

    I will discuss the option of a sub sale with my solicitor.

    We won’t require the usual searches etc etc . 
    Is it possible for us to deal with the transfer forms etc etc ourselves? 
    Where do we stand regarding SDLT and to whom would we pay it ?

    There’s no requirement to use a conveyancer so you can do it yourselves if you wish. We always recommend that you don’t as a conveyancer understands the process, forms, legal importance’s and more inc SDLT requirements

    Still with us as an expedited first registration. We needed more from solicitor and they appear to have now replied. The application will be reconsidered ASAP due to it’s  expedite status.
