How concerned should I be if the Land Registry website doesn’t have the documents for a property I’m interested in buying?There is a listing for the property on the website, but no documents available for download. It was built circa 1970, so not pre-Land Registry.0

The property does show up in the “Find a property - search results” when I search for the postcode, but it says “n/a” next to Tenure, Price Paid/Value Stated Data and it says “No information available” where I would click the link to see the Purchase Documents online.0 -

I am currently buying a house which has one title deed, within which the register states ‘title absolute/title good leasehold’. It mentions about an 800 year lease from 1772 but no further details of who the leaseholder is as no original lease was submitted and as I said the property is on one title deed….what implications could having this mixed title lead to? And can it be changed/merged to just title absolute freehold going forward?0

Leaseholds can be merged into the superior title but you state that there’s only one title deed https://www.gov.uk/government/publications/leases-determinationIn the circumstances I’d suggest that you seek legal advice“Official Company Representative

How long are updates taking now? My solicitor filed the AP1 8 days ago after I remortgaged, to reflect the change of lender. Just asking since we’re selling our home and it could cause some issues I think, later on when it gets nearer to completion. Would just be good to have some possible timescales so my buyer doesn’t freak out.0
