How long are updates taking now? My solicitor filed the AP1 8 days ago after I remortgaged, to reflect the change of lender. Just asking since we’re selling our home and it could cause some issues I think, later on when it gets nearer to completion. Would just be good to have some possible timescales so my buyer doesn’t freak out.
Several weeks wait but that shouldn’t be an issue. Once the purchase is confirmed, for example memorandum of sale completed, your solicitor can request expedition. That should get it completed within a week providing it’s all in order of course.
So nothing to freak out about providing the conveyancers communicate

Thank you! :) My solicitor has requested expedition and it’s also using the same one for the sale that i used for the remortgage. Much appreciated!
  • Hi LR,
My partner is selling her property. She paid off the mortgage a few months ago and the bank (RBS) said they'd sent the necessary forms to the LR. This week her solicitor pulls the title from the LR register and it has not yet been updated so the solicitor believes there is still a mortgage on the property. When can she expect the LR to have processed this update ?

    Thanks

If it’s been submitted (the solicitor can check) by post then it will wait several weeks before being processed. When it is then wider checks are needed (again the solicitor can check if they’ve been started) and they can take a further 3 weeks.
So ask the solicitor to confirm when lodged and what the estimated completion date is. If she’s got a confirmed buyer then they can request expedition. That will reduce the remaining wait time but won’t negate the wider checks.
Hopefully the solicitor is aware of all of the above

  • Hi,

We are almost ready to exchange on a purchase. One thing holding it up is that our seller's solicitor submitted a TP1 at the end of September. Our solicitor had envisaged this would be submitted at completion instead.

The application reference is DC5E70F. Although this application was expedited, it was requisitoned and we now don't know whether the additional info requested has been provided, and how long the application now might take.

Our question is: can this application be withdrawn after it has been requisitioned by LR, with a view to resubmitting it at completion?

Simple answer, yes. We requested more which was provided but only partially. It’s been 2 weeks now and no further reply but that’s I suspect due to them needing the ‘more’ from a third party.

    Hi LR,

Can you provide an update on the status of DC5E70F please?

Still with us. Wider checks are ongoing and these may not complete until early December. Much then depends on what the checks reveal re remaining wait time

  • Hi,

I'm waiting on an expedited application for first lease registration that is delaying my purchase. My solicitor let me know that there were some requisitions (I can see they were requested on 13th Oct) but have heard nothing since. Can you let me know the status of the application? I've been unable to get any timeline estimations from anyone, I know expedited applications are on avg 10 days but not sure how much extra time the requisitions have added. HMLR ref: VA1BEAE

    thanks in advance!
