Viewed another property last week. They “forgot” to take a photo of the front of the property for the particulars so they used an old photo, which did not show the poor condition of the bay, soffit, facia and drainpipe which all need replacing. The rear of the property was covered in next doors ivy with a large crack in the render & the bathroom was mouldy.I am viewing another this week & fingers crossed it is in better condition.Payday on Friday. That's another poor EA.
Do you look at street maps etc to see if there's anything obviously iffy with these properties. I know sometimes they're a little bit out of date but may stop you walking into some of these time wasters.

I had a property described as a freehold when it wasn't. I get so annoyed when EAs waste my time as I am not local it all costs time and money! I feel your pain @Skint_yet_Again. Saw a property yesterday which was described as needing modernisation but was lovely. Just needed a few finishing touches and replacement windows & carpets/ floor coverings. The estate agent didn’t turn up so the owner showed me round and gave me loads of info. I have put in an offer🤞
Third time lucky maybe?

Have fed the dog and gone back to bed with a cuppa. It’s very chilly in the mornings now. It was raining on and off yesterday and cold enough to wear a jumper. No heating on yet though.I need to get a few things from aldee today.
