I have a viewing today and am trying to psyche myself up to getting ready. Why is it so difficult just to shower & wash hair 🙁The viewing booked for tomorrow has been cancelled by the EA as the property has gone under offer.A new property has come on the market under my budget, next road along from the original property I was trying to buy. I'd take photos of the key points and email it to them, keeps them happy in case they have another property you're interested in.

Thanks MF but as I understand it I am not allowed to reproduce any part of the survey, so photos would leave me liable as copyright rests with the surveyor. These other properties are with different EA’s.It’s raining here so I will be taking a brolly. You are not the only one. It took a mammoth effort to shower but after I did and washed my hair too, I felt better than before.
Your viewings sound hopeful. Nothing for me yet.

This afternoons viewing was a waste of time. The photos made the inside look lovely but it needed major work in every room, some were only plasterboard with windows ripped out and either boarded up or replaced but not sealed so you could see inside the walls! Needed redecorating throughout & new carpets.Next viewing is tomorrow afternoon. The EA needs to be taken to task over that one! What a waste of people's time and energy.
Their job is to tell the seller what needs to be done before putting in on the market OR being honest with their description, so any potential buyer knows what to expect. They charge exorbitant fees and should be helping the seller to sell! It seems that as long as they have people going to view that they think they are doing their job. Rant over

Thanks MF and Chrystal. No EA here lists work that needs doing on the selling details. You just have to turn up and find out for yourself. Have not seen any as bad as the one yesterday though. It looks like the owner has started ripping each room apart and moved on to the next room before finishing any of the jobs.Fingers crossed the one today is better, although I can see from the photos that the front bay roof and facia / soffit need attention. This one is £15k under my budget. Will wait and see what the rest of the house is like.Remaining in the bank £338.37. Once bills money comes through from DS & his gf (£210) I will replace survey money into savings £375. If I do offer on the house this afternoon I will ask my solicitor if we can do without searches as we already had them on the original property in the next street. They usually say it needs modernising or show some of the bad areas, that's why it's a poor show from the EA.
