Thank you dia, MF, SW and Chrystal.I know it’s the right decision but I am feeling very sad. Have started the meds from GP and there are a few side effects so I am going to ask for a sick note until things settle down.There is very little on the market at the moment but I have arranged to view one house later this week with no chain and there is another no chain house I will phone the EA about later this morning. Hopefully some more properties will come on the market this weekI ordered a prime / morresons free delivery yesterday and cooked a roast. Oh I know how you feel. I am still clinging in in the hope that they offer a mega reduction and allow me more time for quotes for issues. Unlikely! Even then not sure I can cope with hassle of doing works, although a friend has offered to help.

They did exactly as the solicitor warned me and said they could get a builder in who would know better than the surveyor 🙁 Politely said no thanks.I have 2 viewings set up for later this week both no chain. I know what you mean re EAs. My EA keeps talking about possible or potential damp. I advised that a qualified surveyor has highlighted damp at a level where it is a risk to the building. He used equipment to measure damp and it is high, so there IS damp.
Will be relieved to have a home but equally am fed-up with dealing with EA and others who clearly think I'm stupid!

Sorry to hear that dia but as you say it’s such a worry about what would be uncovered once the work starts and trying to get tradesmen in that you can trust to actually do the work.I just rang the surveyor and told them I have withdrawn from the sale. They have specifically stated that a copy of the report cannot be passed on under any circumstances as copyright remains with them. Check your t&c’s they might be different to mine. Mine states the report cannot be reproduced without prior written consent of the surveyor. When I phoned them they said no copies.0% credit card £1360 & 0% Car Loan £7500 ~ paid in full JAN 2020 = NOW DEBT FREE 🤗

You'll find all the surveys say that, it's because liability for the contents only extends to the person who paid the surveyor and others who have access to it could try and rely on what it says.
The crucial parts do tend to get passed to the EA for the seller to consider their next steps.Mortgage started 2020, aiming to clear 31/12/2029.2
