Whilst I am not in a real hurry I am keen to proceed. I think you're right - will reduce to OH's price and then reduce again if needed.

Hello everyone, I am a first time buyer. We are almost on the verge of exchanging contracts but after searches have been completed, we were told about covenants by our solicitors. Restrictive covenants in the title deeds by some people in 1928. These people sold the property to another person with some covenants but the land registry doesn't contain any evidence of what exactly the covenants are. I tried looking looking for the people's names who imposed the covenants on the house sale in 1928 and understood that they have died a few decades ago.
My solicitor is suggesting that we should go ahead with the sale of the vendors purchase an indemnity insurance for us. They opine that this might not a big risk going forward and that we can just buy the same insurance policy for buyers when we intend to sell the property. 1) Will the value of the property not be the same with restrictive covenants. 2) would it be difficult to sell this property ? There was another buyer whose offer was accepted on this property prior to me and he dropped out of sale just after the searches and it's my worry/belief that's he might have dropped out due to this reason. Pls advise whether I should go ahead with the purchase or not ?0 -
I'm buying a property with the exact same issue bandia. I really wouldn't worry about it. If no one knows what these restrictions are no one is likely to enforce them. Plus if anyone ever did you have insurance to cover you.Loan 1 £5200/£8000

Starting to wonder if a change in EA would be a good idea? Does it actually makes a difference do people think?

We changed EA's in March this year but we were not happy at all with our first estate agent. If you are happy with the way they handle viewings/feedback etc then I would stick with them. In the 2 years our house has been on the market...I have always used rightmove and zoopla, rather than the EA's website. I guess most EA's use these to advertise so unless you want to pay less fees or are not happy with the service, it wouldnt be detrimental to stick with them.0 -
well i chased up the EA today - they said they had left the viewer another message. But I just know its a no, its ridiculous that she is just ignoring their phone calls...if she isn't interested etc then why can't she say??
no other interest at the moment, mortgage company is dragging their feet sorting out the AIP. Starting to feel really rubbish about it all at the mo, doesn't feel like its ever going to happen0 -

We had a fair few viewers who just wouldn't answer the EA. We had one couple make an offer and then they disappeared. The EA couldn't even get in contact to reject it. :rotfl:
