    Well a heartbreaking day for us. One of our chickens was lethargic this morning and by the time our viewers came I was cradling her in a towel. She actually passed away during the viewing. Gutted doesn't cover it :( on the positive the viewers asked us a lot of questions and seemed interested even if I was a little (totally) distracted.

    PN your viewing sounds really positive let us know what happens!

    :( Oh my gosh Chickenmama, I'm so sorry - this is the very reason I don't have chickens anymore, they are such personalities and it's so upsetting when they pass on, how awful for you (( hugs )).

    Getting a bit despondent today :(

    :( Sorry to hear that Christina, it's early days for us currently but I've bought / sold 7 times and completely understand how you feel - having your own bricks and mortar is such an emotional (as well as financial) investment and showing endless people around and hearing nothing back, or sitting waiting for people to come through the door but no one does feels a bit like rejection - being despondent is totally understandable. Really hope the right person comes through that door soon for you.

    :( Horrible situation there Sheff, it's awful when there's a clock ticking silently in the background and people just aren't coming through the door. Our downshift is a race against time too, as my husband's job is looking decidedly shaky and we still have a substantial mortgage which we just won't be able to pay if he loses his job. Our EA seems to think September will have something of a flurry to it here, so hopefully that will be the case in your area too?

    :) Hi Lfti ... exciting times! Someone is coming round to do our EPC and floor plan on Weds - for some reason our EA instruct someone else to do this rather than do it when they measure up and take photos etc. I guess they all have different routines! Good luck with it all.

    Email came through from EA yesterday (I'd asked them to mail if they couldn't reach us by phone as we had a busy, bobbing about day). Friday's double-viewer, the potential cash buyer, told them she wants to make an offer but EA said they need to see proof that she has the funds before putting an offer forwards (for our protection: is this what happens now, it's been a while since we last sold ???) So this is apparently being organised over the weekend with a view to an offer being made on Monday :shocked:

    Of course, nothing's on the table yet so we're not holding our breath, but a nibble would be pretty great, especially as my husband came home from work on Fri saying he has been given an appointment 'in the office' for Tuesday. The office is his establishment's summit, from whence seven sorts of carp oft rolls downhill. All of which makes for an interesting week ahead! :undecided:

    Viewers today were very pleasant and made lots of encouraging noises but want to wait to see the floor plan, despite spending a long time looking at the actual house.

    So, we shall see. Hope everyone is doing OK and enjoying the sunshine - with luck it'll bring those late summer buyers out to play for us all :) PN x

    We had similar noises made by the EA for our vendor when we put forward a cash offer - they wouldn't take it off the market until they'd seen the evidence, etc. They certainly didn't say they wouldn't put our offer forward though. However when I spoke to our solicitor they said this was very unusual, these things are normally taken on trust that the purchaser is genuine. She told us in no uncertain terms not to reveal our hand to the EA. As it turned out once we'd given them our solicitor's details and made noises about booking a survey, the property was then marked up SSTC. We've given evidence to our solicitors but the vendor and certainly not the EA haven't seen this yet about 3 weeks in as our solicitors are awaiting their draft contract.

    Slinky, thanks for the info and particularly that the solicitors seemed to think it unusual practice ... I thought it was a bit OTT and certainly hope it hasn't put this lady off approaching us with an offer :(

    I must admit, because we intend to be mortgage free with our next purchase, i don't know how we'd show such 'evidence' ourselves, there's no way I'd be sharing my mortgage statement and potential equity with the EA of the house we'd be happy to make an offer on, as some of our equity will have to be pension pot, it's not all 'available' to fund a new purchase.

    Happy to share that kind of info with solicitors as required, but EAs? Goodness, as if the process wasn't fraught enough :eek:

    When we were looking and making offers the EA's wanted to qualify us and that included speaking with our MA to ask if we could afford it. I appreciate they have to cover themselves from time wasters but it felt very intrusive and I would not be happy sharing what I had available for a cash purchase.

    Just to advise you for future reference, if you're planning on putting forward evidence of your funds, you need to supply 6 months of bank statements, with supporting details of every receipt of £1000 or more for money laundering purposes. I spent bank holiday monday with highlighters and loads of statements as we circulate funds round the accounts chasing interest rates. Make life easier for yourselves by not doing too much of this in the six months prior to an offer!

  • Wow PN it sounds as if you might graduate from the thread in record timing! Hope you hear something about a solid offer today, it does seem weird that they want to see the floor plans so much when they've seen the actual bricks-and-mortar house - the only time I am bothered about a floor plan is when I am looking on rightmove and I can't figure out the layout from the photos or I want to look at room sizes that aren't in the description!

    Thanks PN and SHS for your kind words, I am just trying to think that she had a lovely life with us for the past few months after a rubbish start as a battery hen.

    So without trying to derail the thread with chicken chat... I am hoping we hear something from Saturday's viewers today as they did seem quite keen and they are looking to move fast after another sale fell through, but we will see. Two more viewers tonight but nothing booked after that - Come on after school holiday peak period where are you? :)
  • okay so second viewing on saturday seemed to go well (she brought her husband this time) but I've not heard anything from the EA......I'm desperate to call but not sure how long I should wait?
  • You could always call your EA and see if they've had any feedback (or to ask them to get in touch with the viewer to obtain feedback which may prompt a response with a hint either way?)
  • No feedback from Saturday's viewings despite them seeming quite interested (going into the loft, measuring walls etc!)

    Our 5pm viewing for tonight has cancelled, leaving a 6pm viewing only. Feeling a bit :(
