You are right Playsnicely and I suppose that is why it gets emotional and stressful even when you tell yourself you won't let it (or is that just me?) because there is a lot riding on these viewings!
We have four cats (and six chickens) so I feel your pain! Cat litter tray and paraphernalia goes in the outhouse for viewings and chickens are not allowed to free range, not sure what potential buyers would think of chickens running at them for treats when they go out to look at the garden:o0 -

My husband drives the car to work so the boot is off-limits, I arranged the dogs some old pillows to use last night and left all their laundered bedding on the line overnight to dry / freshen up as the weather app gave 0% chance of rain and guess what - overnight rain! So now I have whiffy wet beds and pile of ponggy pillows!
May have to use the garage which viewing is limited of really due to the clutter which was meant to have been bootsaled out of here through the Summer! Garage is my first zone to try to clear this weekend (I wasn't expecting a viewing yet). I'd forgotten about the bowls, Smallholding, I guess they'll have to be parked in the garage too.
Aww, Chicky girls, Chickenmama - we used to have them, in fact our house is offered with free (and sadly empty) henhouse if buyers want it. I was so upset when each one died that we won't have them again, I got too attachedrunning up for treats is a lovely moment ... I never even knew chickens could run until their first full day 'out' and I started walking up the path with meal worms for them! It may have been cupboards love but it was definitely love (and a fair old speed too)!
It's an accompanied viewing so I'll either take the dogs out during the viewing or I'll sit in the garden and throw balls for them (dogs, not potential buyers) and let the agent do the tour, we'll see how it goes, and what the weather's doing by then.

Definitely get rid of all evidence of doggies
It wouldn't put me off purchasing but I know a lot of people would see it as a negative. I find a lot of humans more smelly and hairy than doggies anyway.
I always took the dog out when a viewing was going on...stashed away hid bowls and his his bed in the shed.0 -
Into month 11 here now. About 8 viewings in that time (it is a £550k house).0

Hello, hope you don't mind me joining you for a while :-)
We are first time sellers in Surrey, very close to London (20 mins by train) - and apparently the fastest growing economy in the UK at the moment. So that'll give you a clue ;-)
We've been on the market three weeks, have had a flurry of viewings in the first week before the WA had even put up pictures etc, but since it has slowed down to two viewings in the last ten days. We have an open house next weekend which hopefully bring in some offers. To be fair, we've put the house up rather spontaneously after dithering for ages about an international move. So it was a bit cluttered and the garden needed some attention. We've fixed all this now, so I'm really hopeful.0 -
Still no luck selling for us! We reach the end of our sole selling agreement next week, we've already told EA if no progress we'll take it off market as we really haven't been impressed by them.
We do want to look at marketing it with another agent so wondered if you lovely people could help us understand the following contract clause...
"We require 28 day notice after the expiry of the minimum term of the sole selling rights agreement" - does this mean we can't list with anyone else until 28 days have passed following next week even though we've already served notice? Just don't want to get ourselves stuck!!

Sheff - 11 months is a horribly long wait, hope you haven't been disappointed with things you've wanted to buy in that time. If it's any comfort, when we sold our first flat in the 80s, it took us 2 years, but we did get a buyer eventually, so the right person is surely out there for you, and hopefully very soon. Has your EA tried an open day or anything to try to get a few more people through the door for you?
Newtothis - hi, good luck with the open house, we've only been on for a couple of days but I'd be very tempted to try this. I guess it would be interesting to see if any of the previous viewers take the opportunity to come back and look again?
Lor42 - Hi, I'd definitely read that as 28 days notice being required before moving on elsewhere, but if you've already given them notice that you won't be continuing beyond the contract then this may be enough? Did you give them this notice 28 days before the end of the Contract Term? If in doubt, I'd ring them or email them to double check and get an answer that isn't in contract-speak! Email might be better for getting it in writing to cover yourself.
Bonfire - thank you too for doggy advice, all taken on board.Thanks again to everyone for their pointers (see what I did there?) on dealing with dogs during viewings. I followed all advice to the letter, including hiding the doggy paraphernalia and even giving the offending critters a quick spray with 'You Stink' an innovative product my son bought me - at least, I assumed it's a dog product and that he's not actually trying to tell me something
I also triple checked the house again as one of my dogs has a problem with a-hem, Star Trek number 2s, but all good there. The only thing I couldn't do was take the dogs for walkies during the viewing (boring story, I won't trouble you with it).The EA came early so she could check the layout of the house as she wasn't the one who took the house on and after I showed her round, I prepared to take the dogs up the garden and out of the way. However, the viewers came slightly early and the hapless EA rushed ahead and flung the door open wide to welcome them and both dogs immediately escaped out of the front and greeted the viewers like long lost friends! :mad:
Thankfully, the viewers were doggy people and we all got on like a house on fire (EA was kind of surplus to requirements in the end). Viewers stayed for 40 mins then went off with the agent to look at another property. Approx 40 mins later the EA called to say they wanted to come back for another viewing as they were going home (live out of the area) but wanted to look again before leaving. So they came straight back round again without the agent and stayed for another 40 mins, asked lots of questioned and discussed position (cash buyers, no dependent sale).
All seemed promising as they said ours was the best they'd seen all day - but I do realise that this isn't the same as saying ours is the house of their dreams but I do hope they did actually like it enough to seriously consider an offer
Meanwhile, we have different viewer booked in for Sun, not a cash buyer, but nowt to sell, so we shall see, still early days.Thanks for the support and I hope everyone has something positive over the weekend. TFI Friday and good luck to you all x

Well the lady that came to view on weds brought her husband round this morning for a second viewing.
They are going to rent out their existing property, seemed to go well but not heard anything from the EA yet. Got everything crossed0 -
