I promised myself I wouldn't let it get to me so I need to try harder!
6pm viewers were really nice and friendly and seemed impressed with the house commenting that they couldn't think of any negative points at all so that was good. We will see.0 -
No luck here either! We're taking ours off market end of this week and will review in s couple of weeks. We're also considering going new again & utilising the assisted sale scheme - not sure it makes any difference but we'll see!0

Today our estate agent finally rang, full of apologies for not getting back to me last week, he has spoken to the woman who viewed last Saturday
She has said that nothing has changed since last week, still interested but not in a position yet to do anything - she said she would get back to him when she could – he said she was quite stroppy with him. Don’t know what she means by not in a position yet; her bungalow is sold subject to contract. I suppose it could mean availability of mortgage, issues with their sale, other properties to see, can’t make mind up- I don't really know.
We have taken some new photos of one of the bedrooms (we redecorated this one after son moved out a couple of weeks ago.)
We are then going to reduce the price - only thing is hubby and I cant decide what to - its on at £237500 - he wants £229500 whilst I think £225000. Its so hard to know what is best.
I do find this is so stressful - this will definitely be our last move.0 -
well I bit the bullet and called the EA - They said they had tried to call the viewers yesterday but ended up having to leave a message.
Hoping she calls them back today - even if its a no, I would rather know than more waiting0 -
I'm with you on that hmd, I tend to hope until i've had feedback to the contrary even if it is unlikely we will get an offer.
Christina, are you in a real hurry to sell? Would there be any negative in listing it as the price your OH wants first and then reducing further if still no luck?
Lor42x - what do they do if they can't sell your home? (silly question?) Of course its in their best interest to but do they guarantee you a certain amount for it and then perhaps take a small hit on it themselves if its not selling?
Saturday's viewers have now given feedback to say they liked the house but its too far of a commute to work for them to proceed. Last nights viewers have left feedback to say they love the house but aren't in a position to continue to an offer as yet (they are waiting on inheritance money from their grandmothers house sale to have a bigger deposit).
Another viewer wants to come tomorrow...0 -

Hope everyone's OK, sorry to hear that things are a bit -meh on the viewings and feedback front for everyone, it's such a grim road and the waiting is just horrible, whether it's for viewings, feedback or offers ... and that's before getting to the waiting on the other side - solicitors etc.I do have news, but feel a bit shy about it in view of everyone's situations - I just hope that our experience means that things will be on the upturn for all of us. We actually did have a cash offer yesterday from the twice-in-one day viewer (the dogs' charm offensive certainly paid off)! However, it was approx £10k below asking price any my OH wasn't really prepared to drop price just yet, so we declined.
Soo, the EA has come back to us today to say they have verified their financial position as good to go on the cash front and have increased their offer to the full asking price! :T
Of course, it may change as they will be having a full survey and although there's nowt wrong with the house (to our knowledge) my experience is that these surveys always identify a little something which means a price negotiation! But in the meantime hubby's been having a horrible day today whilst my workload has been light, so I'm glad to have a little something to cheer him up with later on as it now means I've been able to put forward the offer that hubby and I have agreed for the little house we have in mind. Further waiting required there, of course!
:T Amazing stuff, but I think I'm going to be on this thread more than the next thread in the process for the time being until things are a little more set in stone - and because everyone here is so lovely. I have fingers crossed for all of you that September's sunshine is bringing out all of those pre-winter buyers for everyone!PN x

Our offer on the house we like has been turned down ... the agent agrees that the vendor (selling for her elderly mother as the house is empty) is not really aware of how extensive the repairs needed to the property are, so we shall have to see if we can up it, but still take account of the work needed (tens of thousands £). Still, OH and I will have lots to talk about this evening, which will hopefully take his mind off work!
Will certainly be sticking around and sending all the positive property purchaser vibes over to everyone on this thread, to share the luck around!PN x
