If it's any comfort, when we sold our first flat in the 80s, it took us 2 years, but we did get a buyer eventually, so the right person is surely out there for you, and hopefully very soon. I'm actually downsizing and want to gift my son some cash (and his wife and baby) so they can get put of rented accommodation, so selling sooner rather than later would be preferable. There's also an equity release on the house on compound interest, so I *need* to sell in the next 4 years or so or I'm in trouble!
The house, listing and price are all ok from the feedback I've had (I have dropped from 589 to 575 to 550), but there just aren't the buyers out there. Nobody else's house is selling either, so I'm in the same boat as lots of others in my area. On one hand I don't want the competition to sell before me, but on the other we all need some of these houses on the market to sell to free the logjam. Nobody can buy because nobody has sold their own property. I have no idea how any agent is making any money here in the Ribble Valley - it's a very desirable area but I think we all need buyers who have sold from Manchester and Cheshire to relocate because nobody local is able to sell in our price bracket. The market has been completely stagnant pretty much since the idiot that was David Cameron announced the referendum in March.0 -
Still no feedback from our viewers last week - I called in to the estate agents today and asked if they would the viewers which they did but got no reply. Guess it's a no then

"We require 28 day notice after the expiry of the minimum term of the sole selling rights agreement" - does this mean we can't list with anyone else until 28 days have passed following next week even though we've already served notice? Just don't want to get ourselves stuck!!
the way I read this it means 28 days notice is to be given at the end of the agreement, so even though you've already told your agent you don't want to keep them on you can't consider this notice yet.0 -

I'm reading that as when you've finished your minium term you can just instruct another estate agent. That's how ours worked anyway. We have 2 now and soon as our min term was up we just went and instructed a new one, told the 1st we were bringing someone else on board and they said ok, that's fine your out of your t+cs0

Well a heartbreaking day for us. One of our chickens was lethargic this morning and by the time our viewers came I was cradling her in a towel. She actually passed away during the viewing. Gutted doesn't cover it
on the positive the viewers asked us a lot of questions and seemed interested even if I was a little (totally) distracted.

Yes this is same as my old agent. I called to say take it off after end of agreement, they referred me to the 28 days and I had to have it on market for another 28 days with them until I could change agent.
Annoying but I got the agent on board, pics done etc so on the 29th day I launched with new agent.0 -

I thought this would be the case, cheeky! Inadvertently gets the agent an extra month. We've asked for it to be taken off next week but if they're going to tie us down for another 28 days they may as well still advertise it!!0
