    The BTL'er came today with his wife and little girl. They said that although they'll let it out eventually, they're actually going to live in it for a while as they're moving up from London (although how much of this is true, I don't know lol) and they really liked our home because it's ready to move into, clean, newly decorated etc. They made lots of positive comments and said that it was by far the nicest they'd seen of those that they'd viewed, so you never know... they might put in an offer (although I'm hopeful, I won't hold my breath, lol)

    Out of interest, does the EA contact us with feedback, or do we contact them? How long do you usually leave it?


    Ah so the BTL may work out better than it seemed at first glance.

    It's really hard to know what anyone will do based on what they say. In past sales, I've had people spend an hour walking round, describe to me in detail what changes they would make, and then you never hear a peep from them, whereas someone else will come round look for five minutes say nothing at all and then make an asking price offer !

    Feedback is a funny thing. Usually it's useless. There are plenty of reports in here of this,for example the house doesnt have a garage, that's clear on the details and well known, and the feedback is, wait for it "house doesn't have a garage". Years ago we had a house with a kitchen diner before those became fashionable. The feedback we generally got was "house has a kitchen diner" - well why come and view it then???grrrr.

    I think in most cases either a house grabs you or it doesn't and if it doesn't , people come up with what seems like a logical reason when the reality is, they don't really know why so they make something up. And it may be there's another house they see that just has that certain something compared to yours so it's hard to say "we preferred xyz in other house" so again they just come up with some spurious reason that sounds good to them. Let's hope your house has that certain something! There's a French phrase for this that escapes me.

    In most cases the feedback isn't anything you can do something about and you either have to wait for the right buyer (one that doesn't want a garage, or wants a kitchen diner ) or drop the price to make these "failings" worthwhile.

    We've lost out on the house we wanted :( another buyer was ready to proceed whereas we find out on Tuesday. Infuriating as if our EA had done the appropriate checks when our offer came in nearly 3 weeks ago we might've stood a chance grr!!
  • Oh no Lor I really hate this bloody selling and buying game, who would of thought it would be so hard and above all I'm finding so disheartening.

    It's horrible :( feeling very let down by our EA & looking forward to reaching end of contract!!

  • Raven - I found the almost 2 years ours was on the market a very difficult time. Me and hubby had originally said we would wait until we sold the house until we had a baby...we would have waited almost 2 years. My little one is 10 months old now...and we also have a just turned 3 year old.


    It is blinking hard work keeping the place clean and there is totally a difference between clean and "show home" standard...it's so tough. Your viewings are good though so thats great...I doubt it will be on the market long. I was so used to viewings, I knew exactly where to stash things. Haha.


    I thought it would get easier after accepting an offer but in all honesty, I've found the stress has got worse as I'm expecting the offer to fall through at any moment. (although we are now 3 weeks in)
  • I have been reading the post for a while now and think I should join in.
    Our house has been up for sale since June - we have had 5 viewers in that time so am feeling a bit down.

    We are going to reduce the price after the summer - any suggestions as to when would be best ? I was thinking maybe week beginning 11th September - what do you think ?

    Also another question - when we reduce the price will the house move to the top of Rightmove again ?

    Don't give up hope.
    The house we wanted sold before we manage to sell ours so we withdrew ours from the market.
    2 weeks later we had a call from the sellers EA to say the buyers had pulled out.
    We remarketed our property, sold it and I'm now typing this post from the house we thought we had lost! (Moved in 10 days ago!) :)
