Good luck VultureDodger, I can sympathise with the effort needed to keep the house tidy, We've got a 9 month old boy who is crawling into everything, so I can't begin to imagine how difficult it might be with 2 kids to organise.
We had our EA call at 10:30 this morning asking for a last minute viewing at midday, so that will make 5 viewings by the end of Saturday.
A lot of them are first time Cash buyers, which astounds me that someone has over £200k to drop as a FTB in our area of the world.
But we are looking for a quickish sale, so it might suit us perfectly if they have the funds available that is.
Speaking with the developer of the site we like, the house we're interested in will be ready by the end of November or beginning of December, Knowing our luck it'll December as we've previously completed in December on both of our previous 2 moves.0 -

We had an offer just over 2 weeks ago, it was lower than we were hoping for however we've now found a property we'd like to buy which means we can consider it.
We contacted our EA to check the offer was still on table only to now be told the potential buyer doesn't have mortgage in principle (FTB) and is going to see a financial advisor ASAP - we'd been told last week this has already happened & he was proceedable.
The EA are suggesting we accept his offer as it stands whilst he sorts out finances. My question is - is this dangerous territory? We don't have anyone else interested currently.
Any advice would be appreciated0 -
If I were in your position I would prefer to a buyer with an AiP, or proof of funds.
It may not take them long to get the AiP though?
Also the owners of your potential property might not consider your offer if they know the chain is not in a proceedable position.0 -

That's my feeling exactly. They've said it will take until Tuesday to get it.
It's just frustrating as we were told they are proceedable so we started looking, now we're ready to go they suddenly aren't!0 -

If I was in your place I would let them know if the number is okay, but that you will continue marketing the property until the have the agreement in principle in place and then you are happy to take it off the market but not until he has got the agreement. Often with a decent mortgage advisor that can be 15 mins or so.0 -
Well the place we offered 96% of the asking price on the Monday after Brexit is still up for sale. It's been up for 2 months now. We have nothing to sell.
Looking at a couple of others tomorrow, one looks seriously overpriced, has been up for a month and we're only really going to look at it as we're going to the area to look at the other one - travelling quite a distance so didn't feel inclined to view just the expensive one previously.
Just to close my story on this thread, we've had a 98% offer accepted on the house we looked at a couple of weeks back. The one we offered 96% of the asking price of is still up for sale, nearly 3 months now.Make £2025 in 2025

Our 10am viewing today has been cancelled as they have found another property.
We've had positive feedback on the viewing yesterday, and apparently they put a very cheeky offer of £190,000 (10% less) which the EA said they wouldn't even consider passing to onto us to consider. That's the lowest offer we've had so far.
The EA also said they went back to the couple that offered £203,000 plus the wardrobes to see if they were still interested. They said would we consider a lower offer, we rejected their first offer of £198 and then rejected the £203 offer as well, so just because one buyer has dropped out that doesn't make us desperate to sell to chancers who aren't that committed to the area and have said so as well.0 -
Hi All can I join all you lovely people. I've seriously had enough of selling our house and today is the final straw!!!! It's been on the market since Nov 2015, we've dropped the price twice and still nothing ��. What's really getting me down is the no shows, again today there's been another one. It's hard enough to keep the house tidy with 3 kids, so obviously the morning before they're due I'm running about like a blue arsed fly to make sure everything is tidy!! Then you ring the EA and they're just, I'll ring and see what's happened or I spoke to them yesterday and everything was fine!!! Then that's it nothing else!!! We have another viewing on Wed but I don't hold much hope out for that either to be honest. Sorry for the rant for my 1st post but hopefully you can all sympathise with how I'm feeling at the moment x0
