IMHO feedback is a crock.
They decide in a few seconds if the house is for them. If not then you get any old nonsense as feedback.0 -

Our viewing was at 10.30 this morning, and no one has contacted me. I wanted an immediate phone call of course!
How long does it usually take to get feedback? Is it a good or bad sign not to hear straight away do you think?
I'm assuming that if they hated it they would say that quite quickly?
Oh the suspense.
Feedback can take from immediate to 5 days in my experience. On average for me it's 1 or 2 days after viewing I hear.
I wouldn't say its a good or bad thing not hearing straight away as people who viewed may be viewing lots of other houses until they decide, my only be viewing yours, may go awol as happens more than you might think, or the EA may not be about to come back to you.0 -
On the two offers we received, we heard the following morning. The house we have just offered on, we contacted the EA about 45 minutes after our second viewing to offer (declined).
No shows are the absolute worst and we had lots over the 19months it was on the market...they are disheartening, especially when you have little children and are trying to keep the place tidy....I was on maternity leave with a newborn and a 2 year old...felt so guilty running around tidying when I should have been spending time with them. It is THE most stressful thing I have done so far and we have only just accepted an offer.
Our agents are really good. They would always contact me the next day even if it was to say they couldn't yet get hold of them.
It is VERY quiet at the moment...think it's a mixture of people being on holidays, kids being off school and possibly. Things should pick up in September. x0 -
Well, it wasn't last Friday - it is THIS Friday.
And the viewer from Saturday has made an offer.
Do we talk figures here? It was on for £240, the EA talked us into lowering that after about three weeks (they wanted £215, we went 225). He has offered 200.
Now, given that we have another viewing already booked for Friday I feel a 'no' coming on.
I don't want to lose a buyer - but equally, he said 'in view of the work needing doing' - well, it isn't 25k's worth!
Oh help - it's awful to say no to money.0 -

So nearly two weeks on the market for a property that will apparently sell well and 6 viewings have happened but no offers. I can accept the feedback that a new kitchen would be nice and someone said they would need to look at new carpets, erm okay maybe the one on the stairs is worn but thats it.
I keep looking at others and still feel sensibly priced, if not competitively and just want the place sold. The selling definitely seems much more of a pain at the moment than the choosing which to buy.0 -

Unfortunately our buyer has dropped out, they were cash investors who wanted a quick move.
The EA let them know we haven't put an offer on a new place for us, but there was potential for a new build that was ready to move in.
Once we accepted an offer on Tues 16th August, we said that we'd be looking at 5 places that weekend and also getting an Agreement in principle based on the lower offer we'd accepted.
After advice from our mortgage advisor it came down to two New Builds, the one already built, it was cheaper, complete and 4 bedrooms (fully fitted kitchen with all white goods) but was 5 miles further than our desired location, or a New Build in the town we want that had offers for Stamp Duty payment and an upgraded kitchen, but wouldn't be complete until November.
We told the EA that we were going to go for the second option yesterday when he called us, and that November was the goal.
Myself & my wife also had discussions about moving in with her Parents if the buyers got funny to ensure we saved the sale, however I didn't want to mention that at first, only as a negotiation tool if required (I really don't want to move in with them).
Now November is only 2.5 months away, and our buyer wasn't happy with that and wrote to them withdrawing the offer stating the time frame was the issue.
I told the EA that we could move early if they wanted buy the property sooner, but they came back and said that they had found somewhere else with no chain.
So we are back on the market, and the EA have contacted the other interested party who put in a lower offer to see if they are still interested.
So annoyed with it all now, seriously considering taking it off the market as well.0 -
We finally got a buyer after almost 6 months on the market, we had started to give up hope. We had loads of viewings, about 15 id say but we later found out that one of the big house developers who is still selling our house style had been telling prospective new build buyers to come have a look at our house as they don't have a show home for that house type, cheeky f*****s
So here's me tidying up, 3 kids to look after, getting the dog walked at set times & a husband that works away thinking we could sell & most people had no intention of buying our house!
Anyway we have accepted an offer off some cash buyers, £30k under our original selling price, but the market seems to be very slow atm especially for houses priced over £300k
Glad we are finally getting somewhere now, don't give up! The right person will come along eventually0
