How do you show people around the home?
I tend to find when I'm viewing a property I stand around doing nothing for quite some time to get a feel of things, owners and EAs find it uncomfortable.
One time I simply stood upstairs stairing out the window whilst admiring the view of a park and doing calculations, EA was getting bored.0 -

If it's empty ask for a wander on your own. Given that most vendors want the agent to watch like a hawk to make sure nothing is pinched, it's probably not possible if it's lived-in though! :rotfl:"The only man who makes money from a gold rush is the one selling the shovels..."0 -

Some people are like that. But I give the impression I'm one of those people as well, I don't give any indication how interested in a home I am.
I'm literally about to head off now to view a house. I've done so much research you wouldn't believe.
I've checked the ofsted ratings for the two nearest primary schools and secondary school. I've checked traffic patterns, I've checked crime rates in the area. I've checked the street view and for nearby roads. I've checked our the distance to the nearest supermarkets. I've checked land registry history. I've checked the timetables for the bus routes and distance to nearest rail line.
If I go to the house and I'm happy, then I do further research and will need to drive in rush hour to the house and back, although that'll be less effective now with school term over.0 -

We had 3 viewings too, though the house improvements were still ongoing as they ran over, last coat of paint on walls and bathroom floor nearly done, new flooring was shown but not put down to give them an idea)
Hopefully doesn't put anyone off, we had 30 viewings before we got a buyer - who then pulled out. So i'm expecting to to take as long this time even though i hope the repairs and repainting will help - estate agent thinks it makes the house look much better.
Open house on Saturday - we have been told there's been lots of interest in the house so here's hoping :-/0 -

So neither of our 3 viewers were interested, no particular reason - apparently feedback was good - house just wasn't what they were looking for. Sometimes i wonder what people expect from a standard 3 bed house?

We have reduced the price by £25.000 since we had 30 viewings, basically priced to sell though we have some leeway and can reduce further if someone made an offer.
We are already the cheapest detached property in the area as we have moved away for work - so need to sell up to move on.
It's only been back on the market for over a month with 2 weeks of those being closed off due to improvements being made on the house, garden sorted, it's just been a long process that we thought we were at the end of and have had to start again.

Your EA is !!!! then. They need to get proper reasons. The EA should be asking proper questions, I know I get asked them.
Is it the neighbours? Is the area? Is it amount of work required on the home? Were the pictures misleading?
Seriously too many EAs waste the vendors time.0
