    Its ok be be nosy lool 2 bed flat in SE10, it the £425k, its on rm web site, I need to have words with my agent today.



    Taking flat off the marketing for a week I don't think will make a difference but its worth a try.

    £30k below must HURT but im glad you can still move farwards

    An update frome me.

    We've decided to rent out the house. We are very close (10 mins walk) to an outstanding secondary school in Somerset. We had only 1 viewing for the 10 days or so it was back on the market but were absolutely inundated with requests for rental.
    Tenants move in next week and we ended up renting it for £50 more than it was listed for.
    We will remortgage in September as we have about 50% equity in it.
    Luckily for us, the house we're buying in Norfolk has been on the market since last year and they're absolutely desperate to sell so happy to wait for us. Mortgage sorted, just need to remortgage for the deposit.

    Our house went live on Rightmove earlier today, we also have an open day on Saturday coming.

    Be interested to see what people think of the house.

    We have been on for about three weeks now - one viewing, loved the house, didn't like the location.

    not a lot we can do about that then.

    But one viewing - I know we went on just a day or so before the Brexit vote, but it would be nice to at least have viewings happening.
  • Hi Seanymph, we have been on the market about the same time as you, four viewings to date but no offers. Desperate to get a good buyer to shore up our onward move.

    I also heard a rumour yesterday that the house next door is going on the market as well as the two others in our road that we are already competing with. I am not coping well with the stress (previous m/h issues due to several years of physical ill health) so that is adding to the pressure.

    I am going to have a chat with the agents later and see if a £10k price reduction plus changing to 'offers in the region of' will help matters.

    Take a straight 6% off the selling price and see what happens . .

    The reduction we are thinking of is about 5%, plus I thought by putting the 'Offers in the region of' bit it shows we are willing to negotiate on that.

    1. Nice house and looks like all basis are covered. You have room measurements and a floorplan. Street view drops you on the right road. I've seen some drop you in the middle of the Atlantic Ocean.
    2. Plenty of pictures but some give the impression that there's not enough space. I've seen some houses on rightmove make the box room appear much bigger than it is for example.
    3. "Offers over", as soon as I see a house listed with this term. I skip over it. I prefer people who put the house way above what they actually want and negotiate it down. In other words if you had 205k for that house with none of those "OIEO or Offers Over" then I would continue to browse.
    4. Both schools not too far away, I'd class both as walkable distances.
    5. Major plus point is it's also a walkable distance to the nearest train station.
